An international school will be officially established in the Edu Town of Godeok International New City in Pyeongtaek, Gyeonggi Province. The 'Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemi Ji' apartment complex, located nearby, is already expected to see an increase in property values.


On June 16, the city of Pyeongtaek selected the prestigious American school 'Annie Wright Schools' as the preferred negotiation partner for the establishment of an international school in Edu Town, Godeok International City. Annie Wright Schools, founded in 1884 in Tacoma, Washington, is a renowned boarding private school. More than 30% of its graduates are accepted into top 100 global universities, such as Stanford, Princeton, MIT, and Brown, demonstrating outstanding educational achievements as an international school.


According to the city, the international school to be established in Edu Town will not operate as a licensed or franchise model, but will be directly established and operated by the main campus. With the announcement of the international school operator, the process will move forward through stages including the signing of the main contract with the school corporation, obtaining permits and approvals, design, and construction, with the goal of opening in August 2028.


The international school will be built on a 66,000-square-meter site within Edu Town in Godeok International New City, and will be an integrated school covering kindergarten, elementary, middle, and high school, with a capacity of approximately 2,000 students.


Godeok International New City, home to global companies and centered around the Samsung Electronics campus, offers excellent living conditions for foreign professionals. As a result, demand for education is expected to rise, bolstered by the city's growing international status.


In particular, international schools have served as catalysts for property price increases, creating premiums of up to 69.9% in areas such as Songdo International City, Daegu Ishiapolis, and Jeju English Village. It is therefore expected that apartments near the new international school in Godeok International New City will follow the same trend.


The apartment complex expected to benefit the most is 'Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemi Ji', developed by Geumseong Baekjo Construction.


Located adjacent to Edu Town, where the international school will be built, 'Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemi Ji' offers an optimal environment for children's education, with elementary and middle schools such as Hambak Elementary, Haechang Elementary, and Haechang Middle School, as well as private academies, all within walking distance. As a pre-built, post-sale apartment with a scheduled completion date of August 2026, it allows for quick home ownership and provides ample time to prepare for children's admission to the international school.


Notably, since the announcement of the international school operator was made on June 16 and the lottery winners will be announced on June 17, there is a prevailing opinion that the winners will proceed to sign their contracts without dropping out.


An official from the K Certified Real Estate Agency in Godeok International New City stated, "As news of the full-scale establishment of the international school has spread for some time, there is a widespread atmosphere of preemptive interest in Pyeongtaek Godeok Geumseong Baekjo Yemi Ji. With the final selection of the international school operator and the opening of the school, property prices are expected to rise step by step, and contract activity is expected to heat up, especially among buyers with children."

What kind of apartment is 'Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemi Ji'?

'Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemi Ji' is an apartment complex consisting of five buildings, ranging from one basement level to 23 above-ground floors, with a single exclusive area of 84 square meters and a total of 431 units. The complex features a 4-bay flat layout, primarily south-facing to maximize sunlight and ventilation. The kitchen layout is designed for efficient movement and space utilization, and the inclusion of pantries, entrance storage, and windows in the master bedroom dressing room for improved lighting and ventilation are notable features.

'Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemi Ji' is subject to the price ceiling system, ensuring that prices are set lower than the surrounding market, providing a solid 'safety margin.' The lottery winners will be announced on June 17, followed by a four-day contract period from June 30 to July 3. The contract deposit is a fixed 10 million KRW for the first installment, with 60% of the interim payment offered as deferred interest.
