- Over 270 Brands Gathered at 'Busan Premium Outlet' Within Walking Distance
- High-End Commercial District Featuring Shopping, Culture, and Dining... Driving Up Residential Value
Changing a city is no longer just about development plans or transportation infrastructure. Shopping is now transforming cities and becoming the central axis of residential areas. Premium outlets, which have evolved from simple retail spaces into complex commercial facilities encompassing culture, dining, and leisure, are even redefining residential value.
A prime example is Jang-an-eup in Gijang-gun, Busan. The 'Busan Premium Outlet' located here underwent a second-phase renovation in September 2023, expanding its operating area by 1.5 times and establishing itself as a leading local shopping destination with more than 270 brands, including Daiso, Olive Young, and Shake Shack. As a result, its annual sales last year reached 327 billion KRW, a 13% increase compared to the previous year, firmly establishing it as a growth driver for the local economy.
This kind of 'commercial area premium' directly affects residential areas as well. In fact, major complexes adjacent to premium outlets in Yeoju, Siheung, and Paju have seen increased demand and rising prices. For example, 'Hoban Verdium Central Park' near Siheung Premium Outlet recorded a new high price for the 84㎡ unit right after opening, and in Yeoju, despite a downturn in the wider Gyeonggi region, prices rose by more than 6%, showing a differentiated trend.
A real estate industry official stated, "Premium outlets not only boost local consumption but also attract external population inflows and investment demand. In particular, residential complexes within walking distance are advantageous in terms of both everyday convenience and future value."
'Busan Janganjeegoo Wooi Lin Premier', supplied by Wooi Construction, is attracting attention as a residential complex that can fully enjoy the benefits of this commercial area premium. Located on Block B-1 of the Jang-an Residential Development District in Gijang-gun, Busan, this complex consists of four buildings with two basement levels and 25 above-ground floors, offering a total of 419 units with exclusive areas ranging from 59㎡ to 84㎡.
With 'Busan Premium Outlet' situated directly in front of the complex, residents can enjoy shopping, dining, and cultural activities all within walking distance. This rare location is highly valued for providing both everyday comfort and urban convenience.
The transportation environment is also excellent. By using Jwacheon Station on the Donghae Line, residents can easily access major hubs such as Centum Station and Osiria Station. Additionally, with the Busan Urban Railway Nopo-Jeonggwan Line (Phase 1) included in the preliminary feasibility study, the area is expected to develop into a double-station zone in the future. Furthermore, Jang-an IC provides access to the Donghae Expressway (Busan-Ulsan Expressway), offering outstanding connectivity not only to downtown Busan but also to neighboring areas such as Ulsan.
An elementary school is planned to be established near the complex, and with Jang-an Middle School, Busan Jang-an High School, and Jang-an Jeil High School nearby, the area is expected to attract interest from parents with children. In addition, the Southeast Nuclear Medicine Center is also close by, allowing for quick access to medical services.
All units are designed to face southwest or southeast, ensuring excellent sunlight and ventilation. The 4BAY flat-type layout maximizes indoor space utilization, providing a comfortable living environment. Various community facilities are also planned to enhance residents' satisfaction. The complex will feature an indoor golf practice range, a fitness club, and Cafe Lin to support residents' healthy leisure activities.
Meanwhile, the model house for Busan Janganjeegoo Wooilin Premier is located in Maehak-ri, Jeonggwan-eup, Gijang-gun, Busan (near Top Mart).
