Purchased One Unit of the Mixed-Use Apartment "Galleria Foret"
Home to G-Dragon and Others... Recognized as One of the Top Three Apartments in Seongsu-dong
Broadcaster Youngran Jang, known as the "Mokdong Mom," is reported to have purchased a luxury mixed-use apartment in Seongsu-dong, Seongdong-gu, Seoul. The purchase price is approximately 9.4 billion KRW.
According to the real estate industry on June 15, Jang jointly purchased one unit of "Galleria Foret" in Seongsu-dong with her spouse in February for 9.45 billion KRW. The exclusive area is 218 square meters.
According to the real estate registry, a maximum secured debt of 5.7068 billion KRW has been set on the unit. Considering that the maximum secured debt is typically set at 120% of the loan amount, the loan is estimated to be around 4.8 billion KRW.
Galleria Foret, built by Hanwha Corporation Construction Division (formerly Hanwha Construction), is a high-end apartment complex where residents can enjoy views of both the Han River and Seoul Forest, depending on the unit. It boasts excellent transportation infrastructure, being close to Ttukseom Station on Subway Line 2 and Seoul Forest Station on the Bundang Line.
Designed in 2008 after luxury residences near Central Park in Manhattan, New York, a 195-square-meter unit was sold for 9 billion KRW in April, setting a new record price.
Since then, the fact that celebrities and wealthy individuals, including G-Dragon (real name Kwon Jiyong), the leader of the group Big Bang, have purchased and lived there has contributed to its reputation as one of the top three luxury apartments in Seongsu-dong, alongside "Acro Seoul Forest" and "Trimage."
The area of Seongdong-gu where Galleria Foret is located is considered a beneficiary of the Seoul Metropolitan Government's decision in March to expand the designated land transaction permit zones. This is because the land transaction permit system now applies to all apartment units in the three Gangnam districts (Gangnam, Seocho, Songpa) and Yongsan, making so-called "gap investment," or buying a home with a tenant in place, more difficult.
As a result, a "balloon effect" of rising home prices is being seen in the so-called "Han River Belt," including Mapo-gu, Seongdong-gu, Dongjak-gu, and Gangdong-gu. Except for the Seongsu Strategic Redevelopment Zone, which is undergoing redevelopment, Seongsu-dong is not subject to these regulations.
Meanwhile, Jang married Han Chang, an oriental medicine doctor, in 2009 and they have one son and one daughter.
