The residential market in the western region of Busan is undergoing significant changes, driven by positive developments in transportation. In particular, the expansion of the metropolitan transportation network centered around the double-track Bujeon-Masan Line, scheduled to open in 2025, is becoming a reality. As a result, demand for residential properties near workplaces is rapidly increasing, especially around the Busan New Port hinterland area.


Against this backdrop, Daebang Construction is preparing to supply "Dietre The River." The complex is located adjacent to the planned Bukyeong Horse Racing Park Station, offering direct access to central Busan areas such as Sasang-gu and Seomyeon within approximately 20 minutes. This complex will be supplied entirely under the public-supported private rental housing system, with special supply units expected to be offered at a reasonable rent level, about 70% of market prices. Notably, all units are structured as jeonse-type leases, meaning there is no monthly rent burden. In addition, there are no tax liabilities such as acquisition tax, property tax, or comprehensive real estate tax associated with home ownership, making it an attractive economic housing alternative for genuine buyers. Applications can be made without a subscription savings account, and since the leased units are not counted as owned homes during the rental period, eligibility for subscription in other regions can be maintained. This is considered a strong advantage for those looking to establish a flexible housing strategy based on actual residence.

The greatest advantage of this complex is the guarantee of long-term rental for up to eight years, along with the right of first refusal for purchase conversion after the rental period ends.
