The value of so-called 'Chopuma' apartments?meaning complexes that include or are adjacent to elementary schools?is rising in the real estate market. This is because the 30- and 40-something age group, who are mostly parents, is emerging as a major force in real estate transactions.


According to data from the Korea Real Estate Board, out of a total of 123,169 apartment transactions nationwide in the first quarter of this year, 66,014 were made by those in their 30s and 40s, accounting for 53.6% of the total. This means that more than one out of every two apartment transactions nationwide involved buyers in their 30s and 40s. The proportion of transactions by this demographic has exceeded 50% for three consecutive years, indicating their growing influence in the market.


Most people in their 30s and 40s are parents of elementary school children, and they prioritize their children's safety on the way to and from school, as well as childcare conditions, when choosing a place to live. According to a survey by the Korea Research Institute for Human Settlements targeting this demographic, 'children's education, including schools and academies' was cited as the most important factor in housing choice by 32.4%. This figure is higher than housing price and rent (24.4%) and commuting distance (17.1%).


Real estate experts stated, "As people in their 30s and 40s are actively seeking to purchase homes, the value of apartments with excellent educational environments is rising compared to the past," adding, "Given the strong housing demand, these apartments are also showing favorable trends in terms of price appreciation, so the popularity of 'Chopuma' in the presale market is expected to become even more pronounced."

Amid this trend, a 'Chopuma' complex is attracting attention as it launches presales in the Godeok Gangil District of Seoul. The 'Godeok Gangil Daeseong Verhill' is the main attraction, having opened its model home on May 29 and officially starting the presale process.


Directly in front of 'Godeok Gangil Daeseong Verhill,' the (tentatively named) Gangsol Elementary School Ganghyeon Campus is scheduled to open in March 2029. This is expected to draw strong interest from parents in their 30s and 40s, as it ensures a safe commute for children. In addition, prestigious schools such as Hanyoung Foreign Language High School and Paichai High School are nearby, and various other schools including Gangmyeong Elementary, Gangmyeong Middle, and Gangil High School are located in the vicinity.


'Godeok Gangil Daeseong Verhill,' developed by DS General Construction Co., Ltd. and built by DS General Construction Co., Ltd. and Daeseong Verhill Construction Co., Ltd., is located in Sangil-dong, Gangdong-gu, Seoul. It consists of 13 buildings with 2 basement levels and 15 above-ground floors, offering a total of 613 units in exclusive sizes of 84·101 square meters. The unit breakdown is as follows: 173 units of 84㎡A, 126 units of 84㎡B, 130 units of 84㎡C, and 184 units of 101㎡.


The presale schedule for 'Godeok Gangil Daeseong Verhill' begins with special supply on Monday, June 2, followed by first-priority applications on Wednesday, June 4, and second-priority applications on Thursday, June 5. Winners will be announced on Thursday, June 12, and the official contract period will run for four days from Monday, June 23 to Thursday, June 26.

The model home for 'Godeok Gangil Daeseong Verhill' is located in Sangil-dong, Gangdong-gu, Seoul, and the scheduled move-in date is October 2027.
