Maximum Height of 30 Stories, Including 132 Rental Units
Floor Area Ratio Up to 600% Within 250 Meters of Station
Public Contribution of Elderly Care Facilities Such as Daycare Centers
A total of 359 apartment units, including Mirinaejip, with a maximum height of 30 stories, will be built near Ahyeon Station on Subway Line 2.
The Seoul Metropolitan Government announced on May 28 that it had approved with amendments the "Designation of Bukahyeon 4 District Redevelopment Promotion Zone and Amendment to the Redevelopment Promotion Plan" at the 5th Urban Redevelopment Committee meeting.
This area had been designated and managed as a preservation management zone since the decision on the Bukahyeon Redevelopment Promotion Plan in 2008. With this review, a plan was finalized to build 359 multi-family housing units up to 30 stories high, applying a floor area ratio of 548.89%. This includes 132 rental housing units, including Mirinaejip.
To increase the supply of long-term lease housing, the city secured additional housing by relaxing the floor area ratio to up to 600% within 250 meters of Ahyeon Station, in accordance with the "Ordinance on the Supply and Support of Long-term Lease Housing in Station Influence Areas of Seoul." In addition, the plan calls for a balanced mix of rental and for-sale housing units.
Furthermore, social welfare facilities such as daycare centers and elderly care medical facilities will be established through public contributions of elderly care facilities. With the addition of welfare facilities in the Bukahyeon area, it is expected that inclusive care services will be provided without neglecting any residents.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "With this decision, we have created conditions for supplying long-term lease housing such as Mirinaejip in the Ahyeon Station area. The improvement of the residential environment and the expansion of welfare facilities will enhance the quality of life for residents," adding, "We will continue to support housing stability for citizens by steadily supplying long-term lease housing in highly sought-after areas."
