Pyeongtaek Brain City Sujain, supplied by BS Hanyang in the 8BL area of Pyeongtaek Brain City, exemplifies this brand philosophy. Among complexes subject to the price ceiling system, it recorded the lowest price per pyeong, and further reduced the perceived price burden for buyers through unprecedented free options and contract terms.

The sale price for Pyeongtaek Brain City Sujain is 14.35 million won per 3.3 square meters, which is the lowest within Brain City. Even with balcony expansion included, the price remains at about 14.53 million won. The options are extensive as well. A total of 11 items, including a dressing room, refrigerator cabinet, and kimchi refrigerator cabinet, are provided free of charge. Most other complexes offer these options for an additional fee.


The contract terms are exceptional. The contract deposit is set at 5% of the total sale price, with the initial deposit being only 5 million won. This is a measure intended to support genuine buyers by reducing their financial burden. In addition, the "Contract Safety Guarantee System" is implemented, which retroactively applies any improved sales conditions to existing contract holders if the terms change after signing. Prospective buyers have responded positively, as this reduces uncertainty.


The market atmosphere has also shifted. News that Samsung Electronics will maximize the operation rate of its foundry production line at the Pyeongtaek Campus starting in June has reactivated the local real estate market. The decision by Samsung's Global Infrastructure Division to relocate entirely to Pyeongtaek has further fueled investment sentiment. Actual transaction volume is also on the rise. According to the Gyeonggi Real Estate Portal, the number of apartment sales in Pyeongtaek was 356 in September last year, but increased by 67% to 596 in March this year. In April, the number exceeded 600. There is growing talk in the market that "now is the time to buy at the bottom."


The location conditions are also solid. The complex is close to Pyeongtaek Jije Station and has easy access to Songtan IC, providing excellent transportation connectivity. There are also a series of development benefits. The area is expected to benefit from the extension of the GTX-A and C lines. Ajou University Hospital (scheduled for 2030), KAIST Pyeongtaek Campus (scheduled for 2029), and the Clean Hydrogen Test Center (scheduled for 2026) are also planned to be established nearby.


Pyeongtaek Brain City Sujain consists of a total of 889 units (232 units of 59 square meters and 657 units of 84 square meters), arranged in six buildings from two basement levels to 34 above-ground floors. The model house is located in Bijeon-dong, Pyeongtaek City.
