Enhanced stability with 'loan-type land trust'
'Daejeon Munhwa Park Sujain,' a residential complex where residents can enjoy the park as if it were their own front yard, will be available for sale next month.
According to BS Hanyang on May 26, 'Daejeon Munhwa Park Sujain,' which will be built in the Munhwa-dong area of Jung-gu, Daejeon, will consist of 11 buildings with a total of 509 units, ranging from three basement levels to 16 floors above ground. The units are mainly medium to large-sized, with 419 units at 84 square meters and 90 units at 126 square meters. Move-in is scheduled for December 2027.
KB Real Estate Trust is in charge of sales for this complex, while BS Hanyang is responsible for construction. The project uses a 'loan-type land trust' method, in which the trust company leads the project. The developer, Munhwa Dream Park Development, has entrusted KB Real Estate Trust with financing, construction orders, sales, and operations.
The project is being promoted as a private park special project. After developing the park land, it will be donated to the public, while part of the site will be developed into apartments. Both of the previous special project complexes in Daejeon were completely sold out.
A cultural park of approximately 157,000 square meters (about 47,000 pyeong) will be created around the complex. The park will include walking trails and plazas, allowing residents to use it as if it were part of the complex's landscaping. A pleasant residential environment is a key advantage. Living infrastructure is also nearby. Within a five-minute walk are Hanbat Library, the largest public library in the central region, and a cultural and sports center that opened earlier this month. Chungnam National University Hospital is a five-minute drive away. Large supermarkets such as Costco and Homeplus are also located within a two-kilometer radius.
The transportation network is well established. Seodaejeon Negeori Station on Daejeon Line 1 and KTX Seodaejeon Station are nearby. When the Chungcheong Region Metropolitan Railway Munhwa Station opens, access to Sejong City and other areas will be improved. Daejeon Line 2 tram is scheduled to open in 2028. All units are designed with a four-bay flat layout. Some units will feature balconies with views of Bomunsan. The design also includes a round-shaped gate and specialized night lighting.
A BS Hanyang representative stated, "'Sujain,' which celebrates its 20th anniversary this year, has proven its product value by supplying large-scale landmark complexes in key areas of the Seoul metropolitan area, such as Hanyang Sujain Graciel at Cheongnyangni Station (up to 59 floors, 1,152 units) and Hangang Sujain Ovescent (3,058 units)." He continued, "In Daejeon, we plan to supply the Boksudong 2 District (893 units) sequentially, starting with 'Munhwa Park Sujain.' We will also successfully supply complexes in prime locations such as Yonghyeon-Hakik in Incheon, Pungmu in Gimpo, and Hanyang Plaza in Busan in the second half of this year to further strengthen our brand power."
The model house for 'Daejeon Munhwa Park Sujain' will be located in the Doan-dong area of Seo-gu, Daejeon.
