Gyeonggi Province has revised its guidelines to require a pre-assessment of construction companies' suitability for the small-scale old housing repair support project, aiming to enhance the effectiveness of the initiative.
The small-scale old housing repair support project, along with the existing detached house repair support program, provides up to 16 million won for repairs or replacement of deteriorated facilities in common areas of small-scale old multi-family housing complexes with fewer than 30 households and over 15 years old. This includes rooftop waterproofing, painting and coating, exterior wall and road crack repairs, and fire safety equipment. If the interior conditions of individual units are poor, up to 5 million won is provided for interior repairs.
Residents have often faced difficulties in contracting and carrying out repairs with reliable companies, as they had to select construction firms with insufficient information during the selection process.
According to the revised guidelines, city and county officials are now required to check the administrative disposition history of construction companies before work begins. This makes it mandatory to review in advance whether the company is suitable to participate in the housing repair support project.
This is expected to alleviate residents' anxiety stemming from a lack of information about construction companies, allow for the exclusion of unsuitable firms in advance, improve both the quality and satisfaction of the repair projects, and encourage self-regulation among construction companies.
Additionally, Gyeonggi Province signed a business agreement with the Korea Specialty Contractors Association (Gyeonggi Branch) in 2023 to encourage the participation of reliable construction companies in the repair support project, and is providing information on outstanding repair contractors. Any resident can access information on 143 excellent repair construction companies across 15 cities and counties on the Gyeonggi Province website (https://www.gg.go.kr).
Kim Taesu, Director of Urban Regeneration at Gyeonggi Province, stated, "With this guideline revision, we expect to prevent damage to residents caused by untrustworthy construction companies by assessing their suitability in advance, and to improve both the quality and satisfaction of housing repairs."
