Yeouido Plaza Apartment in Seoul will be reborn as a residential complex with up to 56 floors and 1,391 units. Facilities for social welfare, such as a daycare center for the elderly, and public office buildings will also be included to help create an age-friendly city.
On May 23, the Seoul Metropolitan Government announced that it will publicly disclose the reconstruction and redevelopment plan for Yeouido Plaza Apartment, which includes five buildings with up to 56 floors and a total of 1,391 units.
Plaza Apartment, originally completed in 1978, is a 12-story building with 576 aging units. The project recently completed the city's expedited integrated planning review and is currently undergoing the proposal process, including resident review, with the goal of finalizing the redevelopment plan by November.
Currently, reconstruction projects are underway at 12 apartment complexes in Yeouido. Of the six complexes where redevelopment plans have been finalized, Daekyo and Hanyang Apartments have received approval for their project implementation plans, while Sibeom, Gongjak, Jinju, and Sujeong Apartments are preparing for integrated reviews. Mokhwa and Plaza Apartments have completed the advisory process and are preparing for the finalization of their redevelopment plans. The city aims to finalize redevelopment plans for all 12 Yeouido complexes by January 2026.
Plaza Apartment will incorporate various public facilities for local residents. A daycare center with a total floor area of 1,000 square meters will be established, and a public office building with a total floor area of 21,642 square meters will be constructed to meet administrative demands.
In addition, considering the high demand for housing among office workers in Yeouido, 232 public rental housing units (including 116 Mirinaejip units) will be supplied.
Furthermore, a linear park with a width of 12 meters will be created along Yeouinaru-ro, and a multi-level pedestrian bridge will be installed to connect to Saetgang Ecological Park, improving pedestrian convenience. A 10-meter-wide green space will be developed along Yeouidong-ro to provide a walking path and simultaneously enhance accessibility to Yeouido Park.
Choi Jinseok, Director of Housing at Seoul Metropolitan Government, stated, "The Plaza Apartment redevelopment plan has been established with a focus on enhancing public value to improve the quality of life for local residents and revitalize the area," adding, "It will serve as a model case where the public and private sectors have come together to envision the blueprint for urban space."
