As upward pressure on pre-sale prices continues, homebuyers are facing an increasing burden in securing their own homes.
In fact, pre-sale prices have continued to rise in this year's housing market. According to data from Real Estate R114, as of February this year, the average pre-sale price per 3.3 square meters for apartments nationwide was 31.2 million won, surpassing 30 million won for the first time in history. This represents the highest price ever recorded in monthly statistics.
The issue is that this upward trend in pre-sale prices is expected to persist in the future. This is because the prices of land, construction materials, and construction costs, which make up the pre-sale price, are all continuing to rise.
An industry insider stated, "Furthermore, starting in June, it will become mandatory for private apartment complexes with 30 or more units to obtain Zero Energy Building Certification, making additional increases in construction costs unavoidable." The insider added, "As a result, industry evaluations indicate that pre-sale prices could rise by up to 30%."
Given these circumstances, homebuyers are increasingly focusing on pre-sale price-capped complexes that offer more reasonable prices. In fact, this year's housing market has seen newly launched complexes subject to price caps attract significant demand and achieve strong sales results.
For example, in February, "Raemian One Perla" in Seocho-gu, Seoul, which was supplied under the price cap system, achieved a first-priority subscription competition ratio of 151.62 to 1, with 40,635 applicants, marking a successful launch. In January, "Cheongju Technopolis Hartrium The Metro" in Cheongju, North Chungcheong Province, also gained popularity as a price-capped complex, attracting 14,480 first-priority applications and recording a high competition ratio despite being in a non-metropolitan area.
Amidst this, in Pyeongtaek, new apartments are scheduled to be supplied in Brain City under the price cap system, drawing considerable attention.
Here, a consortium of Gangsankunsul and Miraedo Construction is set to supply "Brain City &Nature Miraedo." The name "Brain City &Nature Miraedo" combines the regional name "Brain City," Gangsankunsul's new residential brand "&Nature," and Miraedo Construction's residential brand "Miraedo."
In particular, Gangsankunsul's new brand "&Nature" is being applied to this complex for the first time. The brand name is a compound of "&" (representing the connection between nature, city, and people) and "NATURE" (expressing the balance and comfort of urban convenience and natural surroundings). The brand aims to provide an optimal lifestyle by bringing nature closer to residents and achieving harmony between people and their environment, even within the city. Gangsankunsul plans to focus "&Nature" as its apartment brand, while continuing to use its existing "Lianbichae" brand for single-family and terrace houses.
Brain City &Nature Miraedo will be located in the eco-friendly 10th block within Brain City, comprising 9 buildings with 2 basement levels and 35 above-ground floors, offering a total of 1,413 units with exclusive areas of 59 and 84 square meters.
In front of the complex, residents will have access to a neighborhood park and the Doilcheon riverside walking trail, while inside the complex, a large central park, gardens, and various landscaping features will enhance comfort and quality of life.
Additionally, the complex is located at the southern entrance of Brain City, providing convenient access to Samsung Electronics Pyeongtaek Campus. It is also close to sites for kindergartens, elementary, middle, and high schools, offering excellent educational conditions.
