The redevelopment projects for Mia District 11 and District 3 in Mia-dong, Gangbuk-gu, Seoul, are gaining momentum.


On May 22, the Seoul Metropolitan Government announced that at the 8th Urban Planning Committee meeting, it had conditionally approved the designation of Mia District 11 as a housing redevelopment maintenance area, as well as amendments to the redevelopment plan and landscape review.


With these amendments, the area for development has been expanded to make up for the portion of the floor area ratio incentive that was not previously met, resulting in an increase in the number of housing units and higher profitability. The city expects that, with the significant improvement in business feasibility, the previously stalled redevelopment project will now move forward in earnest.


Mia District 11, located in the area of 791-108 Mia-dong, Gangbuk-gu, was designated as a redevelopment area in 2010. However, after the approval of the association establishment promotion committee, the project stalled and its sunset deadline was extended. In the future, the site will supply up to 653 housing units, with a maximum floor area ratio of 243%, up to 26 floors above ground (not exceeding 74 meters).


Under the revised plan, the location of the park has been moved to the roadside adjacent to Suyu Elementary School, improving accessibility and openness for nearby residents. The area will be planned as a public pedestrian passageway to resolve disconnection between neighborhoods, and a school route will be secured to improve the living environment for residents around Samyang Station. The height restrictions on the project site have also been eased, allowing for a maximum of 26 floors and forming a skyline with the adjacent apartment complex and Opaesan Mountain.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "As the redevelopment of Mia District 11 is now moving forward in earnest, we will quickly finalize the architectural plan through integrated review and actively push the project ahead." He added, "We expect that this case will also accelerate the progress of nearby redevelopment projects that have been stalled since their designation as maintenance areas."


In addition, at the 8th Urban Planning Committee meeting, the committee also conditionally approved the designation of Mia District 3 as a housing redevelopment maintenance area and amendments to its redevelopment plan.

Mia District 3 in Gangbuk-gu was designated as a redevelopment area in 2010. As of August last year, approximately 91% of residents had moved in, with the apartment complex completed except for some redevelopment infrastructure.


Some areas that were previously religious facilities had been left vacant, but under this decision, their use will be changed to public housing, religious, and neighborhood living facilities. The city expects that, with the approval of these amendments, the Mia District 3 housing redevelopment project will be completed in the near future. The addition of public housing and neighborhood living facilities is also expected to improve convenience for residents in the area.
