HDC Hyundai Development Company Designs 600 Han River View Units in Zone 1

Two-Sided Han River Views and 2.5-Meter Wide Windows
Sky Bridge Design Maximizes Scenic Overlooks

On May 21, HDC Hyundai Development Company announced that it had designed 600 units in Zone 1 of the Yongsan Maintenance Depot redevelopment project, which is more than the total number of union member households, all with views of the Han River.

HDC Hyundai Development Company introduced a view-specialized design that allows residents to directly select the building and unit number with Han River views. This number is not only greater than the number of union members (441), but also exceeds the existing union design proposal (524 units). It is known that rival company POSCO E&C has proposed 513 units with Han River views.


The interior has been designed to go beyond simply being a "home with a Han River view" to become a "residential space where the Han River can be experienced from anywhere." An innovative floor plan has been introduced that allows for two-sided Han River views in every unit. There are a total of 444 units where the Han River can be viewed even from the bathroom.


The number of residential buildings has been reconfigured from 12 buildings in the union's plan to 9 buildings, a reduction of 3. HDC Hyundai Development Company explained that this minimizes interference between buildings, ensures unobstructed Han River views, and dramatically improves natural lighting and ventilation throughout the complex.

The living rooms feature ultra-wide 2.5-meter windows, and the total window area has been expanded by approximately 1.4 times to create a greater sense of openness. The Sky Bridge within the complex is positioned to provide a panoramic view stretching from Yeouido to Nodeul Island and Ichon Hangang Park, allowing community facilities to also enjoy Han River views.


An official from HDC Hyundai Development Company stated, "The Yongsan Maintenance Depot, which will become the future of Seoul, is a core area with a location close to the Han River, and securing open views was a key design challenge. We have meticulously reviewed the structure, window design, and building arrangement to enhance the value of the Yongsan Maintenance Depot and to ensure that not only union members but as many residents as possible can enjoy Han River views, concentrating all our design capabilities on this goal."


The redevelopment of Zone 1 of the Yongsan Maintenance Depot is a project to construct 777 apartment units, 894 officetel units, retail and neighborhood living facilities, and office spaces across 12 buildings ranging from 6 basement levels to 38 above-ground floors at 40-641 Hangangno 3-ga, Yongsan-gu. The union will hold a joint briefing session at the end of this month, followed by a general meeting in mid-June to select the final contractor.
