Affordable Sale Price and Low-Interest Loans Ease Burden for Actual Homebuyers
'E-Pyunhansesang Daejang Purstium,' supplied by DL E&C in the Bucheon Daejang District, continued to attract significant interest during the main subscription phase. Following a high pre-subscription rate, the main subscription also recorded an average competition ratio of 22.3 to 1, with a peak of 39.5 to 1, maintaining the popularity of the Shin-Hon Hope Town project.
According to the Korea Land and Housing Corporation (LH) subscription center on May 16, a total of 14,951 applicants vied for 670 units offered in the main subscription for 'E-Pyunhansesang Daejang Purstium' Shin-Hon Hope Town, held on May 14 and 15. The highest competition ratio was seen in the A-6 block, 55㎡ exclusive type, where 6,986 people applied for 177 units, resulting in a ratio of 39.5 to 1. This marks the highest number of subscription applications among all Shin-Hon Hope Town projects supplied nationwide since 2024, surpassing previous records such as Seongnam Geumto District (6,992 applications) and Goyang Changneung District (5,768 applications) in January this year.
The success of this subscription is attributed to several factors: a reasonable sale price due to the application of the price ceiling system, an excellent location, and government financial support policies. The average sale price for the A-5 block is 20.83 million won per 3.3㎡ (approximately 501.76 million won for 55㎡ exclusive), while the A-6 block is 20.66 million won (about 503.3 million won). In addition, a government loan program is available, offering up to 70% loan-to-value (LTV) at a fixed annual interest rate of 1.3% for up to 30 years, significantly reducing the burden on actual homebuyers.
'E-Pyunhansesang Daejang Purstium' will be developed in the Bucheon Daejang District A-5 and A-6 blocks, with a total of 1,640 units. Of these, 1,099 units are allocated for public sale under the Shin-Hon Hope Town program. The complex incorporates DL E&C's residential innovation design 'C2 House,' maximizing space utilization and enhancing noise reduction and indoor expandability by placing the outdoor unit room at the rear. A 'One-Stop Laundry Zone' will also be introduced, allowing both a washer and dryer to be placed side by side. The community facilities are notable as well, featuring amenities such as a fitness center, indoor golf practice range, guesthouse, sauna, and toy bank. Each block will also include a PT room, laundry lounge, and GX room.
The location is another advantage. The complex is situated adjacent to Seoul’s Gangseo and Yangcheon districts, and is a prime station-area complex with the planned Daejang?Hongdae Line Ojeong Station (tentative name, scheduled for completion in 2031) nearby. By car, major areas of Seoul and Incheon are easily accessible via Bongo-daero, Ojeong-ro, Gyeongin Expressway, and Nambu Beltway. It is possible to reach Magok in about 10 minutes by car. The educational environment is also excellent, with a public daycare center planned within the complex, and new kindergarten, elementary, and middle schools to be established on adjacent sites.
The announcement of successful applicants is scheduled for June 26?27, with contract signing to take place from September 25 to 29. Move-in is expected in November 2027.
