As apartment prices in the Seoul metropolitan area continue to rise by tens of millions of won each year, apartments with reasonable sale prices are showing strong demand. In particular, complexes subject to the price ceiling system, which are priced lower than the surrounding market rates, are gaining significant popularity, leading to increased interest in new developments.


According to data from the Housing and Urban Guarantee Corporation (HUG), as of April this year, the average sale price of privately developed apartments in the Seoul metropolitan area was 28.93 million won per 3.3 square meters. This represents a 10.9% increase compared to 26.08 million won during the same period last year. When converted to an exclusive area of 84 square meters, the price has increased by more than 100 million won in a year, from approximately 880 million won to 980 million won.


Additionally, the mandatory zero-energy building certification is expected to be implemented for privately developed apartments, making further increases in sale prices inevitable. Industry experts predict that, based on an exclusive area of 84 square meters, each household will incur at least 3 million won in additional costs.


As a result, demand in the pre-sale market is concentrating on relatively reasonable landmark complexes. In particular, complexes subject to the price ceiling system are even more popular due to their lower sale prices compared to the surrounding market rates.


In fact, all of the top five complexes with the highest first-priority subscription competition rates last year were subject to the price ceiling system. Specifically, these were 'Pangyo Technovalley Junghung S Class (1,110.35 to 1)', 'The H Daechi Edelweiss (1,025.57 to 1)', 'Cheongdam Le El (667.26 to 1)', 'Dongtan 2 New Town Dongtan Station Daebang Elium The Signature (626.99 to 1)', and 'Raemian One Pentas (527.33 to 1)'. This year as well, 'Raemian One Perla (151.62 to 1)' applied the price ceiling system and attracted high interest.


A real estate expert stated, "As the burden of construction costs has caused sale prices to rise sharply over the past few years, making it more difficult for buyers to purchase homes, complexes subject to the reasonable price ceiling system are showing strong performance in the pre-sale market. Recently, privately participated public sale apartments with both reasonable prices and excellent product quality have been announcing their launches one after another, so these are expected to become major landmark complexes attracting significant attention from buyers in the second half of the year."


In the Seoul metropolitan area, Kumho Construction's 'Osan Segyo Athera', a privately participated public sale apartment complex in Osan Segyo District 2, is attracting significant interest from buyers. Osan Segyo Athera will be built at 243 Beoreum-dong, Osan-si, Gyeonggi-do (Osan Segyo District 2, Block A12), and will consist of six buildings with two basement levels and 25 above-ground floors, totaling 433 units with exclusive areas of 59 square meters.


Osan Segyo Athera is the first and last privately participated public sale apartment to be supplied in Osan Segyo District 2. Privately participated public sale refers to a housing supply model that combines the construction expertise and brand premium of private builders with the stability provided by the government. Notably, the price ceiling system is applied, resulting in reasonable sale prices compared to the surrounding market, and with a special supply ratio of about 75%, young buyers, such as newlyweds and first-time homebuyers, have a higher chance of winning a unit.


Osan Segyo District 2 is a new town in the Chopyeong-dong area of Osan-si, designed to accommodate a total of 18,000 households (44,000 people). When Osan Segyo District 3 (planned) is established, it will complete a large-scale new town representing the southern part of the Seoul metropolitan area. Osan Segyo Athera will be located at the center of the Segyo District upon the development of Osan Segyo District 3, and is expected to emerge as a key axis of future development.


As a residential district, it is being systematically developed and boasts excellent infrastructure. Residents can use Osan Station on Seoul Subway Line 1, and Osan IC (Gyeongbu Expressway), Hyangnam IC (Pyeongtaek-Hwaseong Expressway), and North Osan IC (Second Capital Area Ring Expressway) are located nearby. The Seoburo road also provides convenient access to Suwon, Hwaseong, and Dongtan. In addition, a new road crossing the Gyeongbu railway line is under construction, which is expected to improve traffic flow between the east and west sides of Osan-si.


Furthermore, there are sites for elementary and high schools (planned) within walking distance from the complex, improving the educational environment, and residents can also walk to Chopyeong Library. The pleasant natural environment is another highlight, with views of Sangjaebong Mountain, and proximity to various green spaces within Osan Segyo District 2, Osancheon Stream, and Gagamisang Mountain. Shopping and cultural facilities such as Emart Osan, Lotte Mart Osan, CGV Osan, and Osan City Hall, as well as government offices, are also conveniently accessible.


As Kumho Construction's first supply in Osan and the application of the 'Athera' residential brand, the complex stands out for its excellent product value. The buildings are primarily south-facing for optimal sunlight, and some units feature a specialized four-bay design, providing not only excellent lighting and ventilation but also a spacious and open feel. Storage spaces, including entrance storage, have been incorporated throughout the home to maximize space utilization.


Meanwhile, the Osan Segyo Athera model home is located in Gwol-dong, Osan-si, Gyeonggi-do, and is scheduled to open in June.
