Recently, an increasing number of buyers in the presale market are showing a preference for first-come, first-served contracts over the traditional subscription system. The subscription process requires meeting specific conditions and comes with many restrictions, whereas first-come, first-served contracts allow buyers to freely choose their desired building and unit numbers without the need for a subscription savings account, thereby lowering the entry barrier.
In the subscription system, building and unit numbers are assigned randomly, and applicants must meet certain requirements such as a minimum subscription account period. In contrast, first-come, first-served contracts do not require a subscription savings account, making it easier for residents from other regions or existing homeowners to participate. Additionally, buyers can save their subscription accounts for future opportunities while still selecting their preferred home, which leaves open the possibility of applying for future subscriptions. For these reasons, first-come, first-served contracts are gaining attention as a new way to secure a home.
There has also been an increase in cases where units are quickly sold out through first-come, first-served contracts. Successful examples include 'Yeongtong Xi Central Park' and 'Maegyo Station Pellucid' in Suwon, Gyeonggi Province, as well as 'Hillstate The Unjeong' in Paju, Gyeonggi Province, where available units were rapidly taken up through first-come, first-served contracts. These cases demonstrate that first-come, first-served contracts are establishing themselves as a new trend in the presale market.
According to an industry expert, "Not only investors from other regions who are unable to apply for subscriptions, but also local residents are showing a clear preference for first-come, first-served contracts, as they can save their subscription accounts and directly select their desired building and unit numbers." The expert added, "With the polarization of the real estate market between the Seoul metropolitan area and the provinces becoming more severe, strong interest from investors is expected to continue for promising developments in the Seoul metropolitan area that offer first-come, first-served contracts."
The expert further analyzed, "As the upward trend in presale prices continues, demand is increasing for existing presale complexes that offer greater price competitiveness and benefits compared to new projects, which is drawing even more attention to first-come, first-served contracts."
Starting today, May 10, 'Hillstate Yongin Mark Valley' will begin offering first-come, first-served contracts, and a steady stream of buyers is expected as they look to secure their preferred units.
Hillstate Yongin Mark Valley is located in Block 7 of Namsa (Agok) District in Yongin. The development consists of seven buildings ranging from two basement levels to a maximum of 27 floors above ground, with exclusive areas from 84 to 182 square meters, totaling 660 units. The project will offer a contract deposit of 5% (with the first payment set at a fixed 10 million won), significantly reducing the initial financial burden for buyers compared to the typical 10-20% deposit required in most developments.
Situated at the heart of the nation’s largest semiconductor industrial belt, the site boasts strong future value. The Yongin industrial complex covers a total area of approximately 7.78 million square meters, about twice the size of Pyeongtaek (4.15 million square meters), and the project cost is also nearly three times higher at 9.0637 trillion won compared to Pyeongtaek’s 3.4859 trillion won. In addition, a massive investment of approximately 360 trillion won led by Samsung Electronics is planned, with the project expected to generate 400 trillion won in production inducement effects and create 1.92 million jobs, making it a nationally significant mega project.
The community facilities will include a fitness center, screen golf, and various indoor and outdoor sports amenities. Additional facilities to enhance residents’ quality of life will include dry and wet saunas, a small library, Hills Lounge, guest house, kids’ station, tea house, and H I-Sup, among others.
The sales promotion center for Hillstate Yongin Mark Valley is located on Hansup-ro, Namsa-eup, Cheoin-gu, Yongin, while the model home is situated in the Songok-ro area of Suji-gu, Yongin, Gyeonggi Province.
