'Guseongyeok Platform Sion City 47' Submits Transportation Review, Construction to Begin in Second Half of Year

First District Unit Plan Approval in Yongin

'Guseongyeok Platform Sion City 47', a luxury residential complex planned near Guseong Station in Yongin Special City, Gyeonggi Province, is accelerating its development after recently submitting a transportation review application.


Sion City Plan Co., Ltd., the developer of 'Guseongyeok Platform Sion City 47', announced that after completing the district unit plan approval notice in December 2024, it submitted an architectural review for transportation on April 21, 2025. The company also plans to submit the architectural partial review in early May 2025.


As a result, 'Guseongyeok Platform Sion City 47' only has the joint housing construction review and project approval procedures remaining, so construction is expected to begin smoothly in the second half of 2025. Notably, among private sector housing projects in Yongin, it was the first to complete the district unit plan approval notice at the end of last year, thereby securing the project's stability and reliability.


Located in Eonnam-dong, Giheung-gu, Yongin, 'Guseongyeok Platform Sion City 47' will consist of three buildings with five basement levels and 47 above-ground floors, totaling 415 units. The development will also include community and resident convenience facilities, as well as commercial spaces. The apartment types are as follows: 124 units of 59 square meters (exclusive area) Type A, 289 units of 84 square meters Type B, 1 unit of 97 square meters Type C, and 1 unit of 97 square meters Type D. Approximately 70% of the units are the highly popular 84 square meter type, catering to end-user demand.


In particular, some of the total 415 units are scheduled for general sale in the second half of 2025. Due to the influence of 'Platform City' and soaring construction costs, the sale prices are expected to be set at a relatively high level. The units will be offered in a structure that allows anyone to apply without a subscription savings account. The project is scheduled for completion in 2029, which is one year earlier than the nearby Platform City (scheduled for completion in 2030). In addition, 3,465 square meters (1,050 pyeong), or 30% of the total site, will be developed as parks and roads and donated to Yongin City.


The greatest strength of 'Guseongyeok Platform Sion City 47' is its location within the Guseong Station area, where the GTX-A (Great Train Express-A) and the Suin-Bundang Line intersect. Both the GTX and subway lines are accessible on foot, and from Guseong Station, it takes only about 14 minutes to reach Suseo in Seoul via GTX-A.


Once the GTX-A line is extended to Samsung Station and Seoul Station in the future, residents will be able to travel quickly not only to Seoul but also to major hubs throughout the metropolitan area. Furthermore, with the planned construction of a multi-modal transfer center within Platform City, the area is expected to emerge as a key transportation hub in western Yongin, where railways, intercity buses, and city buses are seamlessly connected.


Its proximity to 'Yongin Platform City' is also a major advantage. Yongin Platform City is a large-scale urban development project jointly promoted by Gyeonggi Province, Yongin City, Gyeonggi Housing and Urban Development Corporation, and Yongin Urban Corporation. The groundbreaking ceremony was held on March 11, 2025, marking the start of full-scale development. The project aims to create an advanced self-sufficient city with semiconductor, R&D, office, commercial, residential, and MICE (Meetings, Incentives, Conferences, Exhibitions) functions on a site of approximately 2.73 million square meters (about 825,000 pyeong) spanning Bojeong-dong, Mabuk-dong, Singal-dong in Giheung-gu and Pungdeokcheon-dong, Sanghyeon-dong in Suji-gu, with completion targeted for 2030.


In comparison, 'Guseongyeok Platform Sion City 47' is scheduled for completion in 2029, allowing residents to move in one year earlier than Platform City and thus enjoy the benefits of a leading location. In addition, the plan for the 'three-axis road network' connecting the 'L-shaped semiconductor belt' has been finalized. Once completed, this road network will enable smooth connections from Platform City to the Wonsam-myeon semiconductor cluster, the advanced system industrial complexes in Idong and Namsa-eup, and to Seongnam, Pangyo, and Seoul. This is expected to help establish Yongin Platform City as a transportation hub in southern Gyeonggi Province.


'Guseongyeok Platform Sion City 47' also stands out in terms of design. Composed of three buildings with five basement levels and 47 above-ground floors, the complex adopts a south-facing 4-bay layout to maximize sunlight, ventilation, and space efficiency. All unit types include a pantry and dressing room, and premium LG Electronics home appliances and LG Z:IN automatic ventilation windows are provided as standard. Various community facilities such as a screen golf room, fitness center, book cafe, and senior lounge are also planned to enhance residents' quality of life.


Living convenience is also well established. Residents can walk to Nonghyup Hanaro Mart, Guseong-dong Community Center, Guseong Police Substation, various hospitals and clinics, and a medical center with lifestyle convenience facilities. Shinsegae Department Store South City, Emart, and Bojeong-dong Cafe Street are also located nearby. The educational environment is excellent, with Guseong Elementary, Guseong Middle, and Guseong High School within walking distance, making it a prime location for families with school-age children. In addition, there are many academies, study rooms, and other facilities for students in the area.


The leisure environment is also noteworthy. Everland, Korean Folk Village, Hoam Art Museum, Nam June Paik Art Center, and Yongin Natural Recreation Forest are all nearby, making it easy to enjoy cultural activities. Within the complex, a 2,100 square meter park is planned, and a children's park and the Bohwa Mountain hiking trail in front of the Guseong-dong Community Center will provide a pleasant natural environment. Notably, the complex is covered by HUG (Housing and Urban Guarantee Corporation) guarantees, ensuring the safety of jeonse (lump-sum lease) deposits, and residents are given priority when converting to ownership after the lease period ends, making it a stable choice for both end-users and investors. Some units are scheduled for general sale in the second half of 2025, with prices expected to be set at a relatively high level.


Meanwhile, 'Guseongyeok Platform Sion City 47' falls under the 'long-term general private rental housing' category, one of four types of private rental housing. This type allows conversion to ownership after 10 years, meaning residents can acquire ownership through conversion after living in the unit for 10 years. Since residents do not own the unit during the 10-year period, there is no burden of acquisition tax or comprehensive real estate tax.


A representative from Sion City Plan commented, "As the center of the metropolitan semiconductor cluster, Yongin is expected to see steadily increasing demand for new housing. In particular, 'Guseongyeok Platform Sion City 47', located near Yongin Platform City, is close to GTX Guseong Station, and by 2029, when residents move in, the full opening of the GTX-A line between Paju and Dongtan will make it much easier to travel between northern and southern Seoul, greatly improving accessibility to the capital."


'Guseongyeok Platform Sion City 47' is available to any adult aged 19 or older without a subscription process.
