Aging Apartments in Daegu: "The Larger They Are, the More Severe the Deterioration"

The aging of apartment buildings in Daegu has become a serious issue. In particular, the deterioration of large-scale apartments is pronounced, while the supply of newly built apartments remains limited.


According to industry sources on May 5, Doosan We've the Zenith and Suseong SK Leaders View, both regarded as high-end apartments representing Daegu, are now entering their 16th and 15th years since completion, respectively, and are showing signs of aging.


The situation is even more severe when focusing solely on large apartments in Daegu with an exclusive area exceeding 85 square meters. As of April 28, there were 104,134 apartments in Daegu with an exclusive area of over 85 square meters, and 75% of these had been completed before 2010.


In contrast, only 9% of newly built apartments had been completed within the past five years. Notably, among large apartments with an exclusive area of at least 165 square meters, there were 25,561 units in total, but only 3.8% of these had been completed within the past five years. This indicates that the supply of new large-scale apartments in Daegu is severely limited.


The shortage of large apartment supply stands in stark contrast to the recent increase in the overall supply of apartments in Daegu. In fact, 13,520 units were supplied in Daegu in 2020. The number increased to 16,548 in 2021 and 19,908 in 2022. In 2023, a total of 33,503 units were supplied, and more than 20,000 units were supplied last year as well.


An industry insider stated, "The demand for high-end residences in Daegu remains strong, but the supply has not kept pace. Recently, high-end apartments that can cater to lifestyle needs beyond just size have become the standard for wealthy buyers. The introduction of new apartments that can meet this demand is expected to have a positive impact on the local housing market."


Meanwhile, this year Daegu will see the supply of a large high-end apartment complex for the first time in a while. POSCO E&C is set to supply 'Onad Beomeo,' a mixed-use complex in Beomeo-dong, Suseong-gu, in May.


Additionally, DL E&C is developing the site of the former Dongdaegu Express Bus Terminal near Dongdaegu Station, and is currently selling 'ePyeonhansesang Dongdaegu Station Centum Square,' which consists mainly of medium and large apartments with exclusive areas ranging from 79 to 125 square meters.
