Limited Supply of 150 Units at "Gwangjin Hangang Grand Park" Amid New Apartment Shortage

Located in a prime subway-accessible area centered around Seoul Children's Grand Park, Konkuk University, and Konkuk University Hospital, "Gwangjin Hangang Grand Park" is being offered in a limited supply of 150 units. "Gwangjin Hangang Grand Park" is spearheaded by GAIA, a company specializing in local housing association project management. The project has already received district unit plan approval and has passed architectural review, with an application for business approval scheduled soon.


GAIA, established in 2015, is a leading real estate consulting firm in Korea. The company completed the Jayang 12 Local Housing Association (Jayang Hoban Summit) in 2022 and recently led the successful Hangang Jayang Local Housing Association project at the north end of Jamsil Bridge, further solidifying its position in the local housing association sector. The "Gwangjin Hangang Grand Park" project is also expected to progress quickly, with a business approval application anticipated in the shortest possible timeframe.


As "Gwangjin Hangang Grand Park" accelerates its full-scale business push, expectations are rising among landowners who have grown weary from prolonged project delays.


Initially, even after securing district unit plan approval, it was difficult to repair old houses. Residents suffered from poor living conditions, including narrow alleys and outdated water and sewage systems. Recently, frequent heavy rains have caused water leakage damage, exacerbating the hardships faced by landowners.


However, as the Hwayang-dong Grand Park Local Housing Association and GAIA, a specialist in local housing associations, began to actively advance the project, the atmosphere changed rapidly. The association and GAIA pledged to prioritize the supply of highly desirable apartment units to landowners, actively building trust. As a result, landowners are expressing heightened expectations for the project's success.


One association member stated, "I have been looking forward to the successful case of GAIA's Hangang Jayang Local Housing Association more than anyone else," and added, "I believe that Kim Kyungok, CEO of GAIA, who conducts the project transparently and fairly while considering the perspectives of association members, is the right person to lead the success of Gwangjin Hangang Grand Park." He continued, "Not only elderly landowners but also many association members aiming for home ownership have high hopes."


Set to be built in Hwayang-dong, Gwangjin-gu, Seoul, Gwangjin Hangang Grand Park will consist of six buildings with four basement levels and 29 above-ground floors, totaling 591 units (planned). The apartments will primarily be medium and small-sized units with exclusive areas of 44m², 59m², 74m², and 84m², catering to high demand for practical living and offering an affordable path to home ownership.


The complex will feature high-quality community facilities designed for residents' lifestyles, including a guesthouse, fitness center, golf practice range, sauna, mom cafe, communal laundry, shared storage, daycare center, senior citizens' lounge, and a startup support center.


The location is also excellent. The site enjoys triple subway accessibility with Children's Grand Park Station on Line 7, Konkuk University Station on Lines 2 and 7, and Gunja Station on Line 5. Major roads such as Gangbyeonbuk-ro and Dongbu Expressway are nearby, providing outstanding connectivity to central Seoul.


Residents will have access to a wide range of lifestyle infrastructure, including Lotte Department Store, Emart, Konkuk University Hospital, an arts center, and government offices. The area also boasts abundant green spaces and waterfront environments, such as Seoul Children's Grand Park, Achasan Ecological Park, and parks within the Konkuk University campus.


The educational environment is also noteworthy, with prestigious schools nearby, including Konkuk University, Sejong University, Hwayang Elementary School, Guui Middle School, and Konkuk University-affiliated middle and high schools.


The project timeline began with the establishment of the district unit plan in December 2020 and completion of architectural review in November 2023. Applications for association establishment approval are scheduled for May 2025, business approval for July, groundbreaking in November, and completion and move-in targeted for June 2029.


Meanwhile, the Gwangjin Hangang Grand Park promotional center is currently operating near 483-1 Hwayang-dong, Gwangjin-gu, Seoul.
