First-Priority Subscription for "The Sharp Dangri Centriche" Near Dangri Station on Busan Line 1 Opens Today

Among the various factors that determine the value and price of an apartment, a good transportation environment is widely recognized as one of the most important by many people.


In particular, subways and commuter trains can be used without congestion, so apartments located near stations?so-called "station area" properties?enjoy strong demand and high price competitiveness. In Seoul and the greater metropolitan area, the subway and commuter rail networks are densely connected, making it easy to access station areas. In contrast, in regional cities, such networks are less developed, which increases the scarcity value of station area locations.


In regional areas, Busan has the most extensive subway system among local cities, with four subway lines in operation. However, this is still limited compared to the city's size and scale. Other areas, such as Asan in South Chungcheong Province and Chuncheon in Gangwon Province, have only one railway line in operation, making apartments near stations even more valuable and their prices more pronounced.


The 84-square-meter unit at "Yangjeong Xi The Sharp SK View" in Yangjeong-dong, Busanjin-gu, which completed move-in at the end of March, was sold at around 600 million won in the latter half of 2022. Currently, it is being traded at a premium of about 100 million won, with prices in the 700 million won range. While some new apartment complexes in Busan this year remain at their initial sale prices, this particular complex commands a significant premium due to its proximity to Yangjeong Station on Busan Metro Line 1.


The 84-square-meter unit at "Chuncheon Central Tower Prugio" in Chuncheon, Gangwon Province, which is conveniently located near Namchuncheon Station on the Gyeongchun Line, is also being traded in the 700 million won range. In comparison, the 84-square-meter unit at "Chuncheon Central Park Prugio," which is farther from the station, is being traded at prices ranging from the high 500 million won to 600 million won. Both complexes are relatively new, having been completed four and five years ago, respectively.


The "Shinyoung Handeul Mulbit City Gwell City Central Prugio" complex in Tangjeong-myeon, Asan, South Chungcheong Province, which is a station area complex near Tangjeong Station on the Seoul Metropolitan Subway Line 1, is also being traded at prices more than 200 million won higher than complexes of the same size that are farther from the station.


A real estate expert commented, "Unlike cars, subways offer consistent intervals and speeds, making them a highly preferred mode of transportation. Apartments located near stations have strong demand and high holding value," adding, "As more people move in, commercial areas, educational facilities, and other amenities increase, making daily life increasingly convenient."


Against this backdrop, "The Sharp Dangri Centriche," a station area apartment complex near Dangri Station on Busan Metro Line 1, is attracting attention as it begins first-priority subscription applications on April 29.


Located at 54 Dangri-dong, Saha-gu, Busan, "The Sharp Dangri Centriche" will consist of eight buildings ranging from four basement levels to a maximum of 29 above-ground floors, with exclusive areas of 59, 73, and 84 square meters, totaling 821 units. Of these, 358 units will be available for general sale. As the first "The Sharp" branded apartment in Saha-gu, it is drawing even more interest.


The complex offers quick access to various parts of the city and beyond via Daeti Tunnel, Nakdong-daero, and Eulsukdo Bridge. According to Busan's urban rail expansion plans, new lines such as the Sasang-Hadan Line (scheduled to open in 2026), the Hadan-Noksan Line (scheduled to open in 2029), and the next-generation Busan-type express railway (BuTX, scheduled to open in 2029) are planned for the area, which is expected to further improve transportation in the future.


"The Sharp Dangri Centriche" will accept first-priority subscription applications on Tuesday, April 29, and second-priority applications on Wednesday, April 30. The winners will be announced on Friday, May 9, and the official contract period will be held for three days from Tuesday, May 20, to Thursday, May 22.


Anyone who is at least 19 years old, has been a member of a subscription savings account for at least six months, and resides in Busan (local), Ulsan, or South Gyeongsang Province (other) is eligible for first-priority subscription, regardless of household head status or previous winning history. There is no mandatory residency period, and the resale restriction period lasts for six months from the announcement date of the winners.


The down payment has been lowered to 5%, and a fixed first installment of 10 million won has been introduced to ease the initial financial burden for buyers. The second installment of the down payment must be paid within 15 days after the contract. Applicants for special supply, such as newlyweds and multi-child households, can receive a 5% discount on the final payment through Busan's childbirth promotion policy, the "Ai-Mom Busan Plan."


The model home is located in Dangri-dong, Saha-gu, Busan.
