Floor Area Ratio of 300% and Up to 29 Stories
Bangbae Imkwang 3rd Apartment in Bangbae-dong, Seocho-gu, Seoul will be reconstructed with a maximum height of 29 stories.
On April 29, the Seoul Metropolitan Government announced that it had held the 3rd Urban Planning Committee's Fast-Track Integrated Planning Subcommittee and approved, with modifications, the designation of the maintenance area and the maintenance plan decision (draft) for the reconstruction project of Bangbae Imkwang 3rd Apartment in Seocho-gu.
With this maintenance plan decision, the site will be redeveloped to include 379 apartment units (including 47 public rental units) and ancillary welfare facilities, with a floor area ratio of 300% and a maximum height of 29 stories. The site is located near Bangbae Station on Seoul Subway Line 2. Umyeonsan, Maebongjaesan, and Bangbae Neighborhood Park are also located nearby.
In addition, the northern Bangbae-ro 2-gil adjacent to the project site will be widened to improve traffic flow, and a public pedestrian passage will be created within the complex to ensure pedestrian connectivity.
Bangbae Imkwang 3rd Apartment was completed in 1988 and consists of four buildings with a total of 316 units. While the reconstruction of Imkwang Apartments Phases 1 and 2 proceeded more quickly, the 3rd phase is now being prioritized after being excluded from the maintenance area last year.
Imkwang Apartments Phases 1 and 2 were designated as maintenance areas in September 2019. However, during the resident review process, some residents opposed the maintenance plan. The plan proposed to relax the floor area ratio from 184% to the legal maximum of 299.99% on the condition of building 148 public rental units (17.9%). However, opinions among residents were divided due to concerns that the number of rental units was excessively high.
The city plans to finalize the architectural plans and other details through a public notice of the maintenance plan and integrated review of the maintenance project, and to swiftly proceed with the project.
