Having demonstrated its value by achieving high subscription competition rates, "Changwon Megacity Xi & Weave" will begin its official contract period from Monday, April 21 to Thursday, April 24, spanning four days.
According to Korea Real Estate Board's Cheongyak Home, "Changwon Megacity Xi & Weave" received first and second priority subscription applications over two days, April 1 and 2. For 1,539 units (excluding special supply), a total of 4,011 applications were submitted, resulting in an average competition rate of 2.61 to 1. Including special supply applications, the total number of applications reached 4,524. The highest competition rate was for the 84㎡D type, which recorded 7.67 to 1 (including first-priority applicants from other regions).
Industry experts anticipate a smooth contract process. This is attributed to both the rarity of being the largest consortium brand city in Jinhae-gu and the opportunity to secure a unit before the completion of the adjacent Jinhae Advanced Industrial Research Complex currently under construction.
Furthermore, the absence of mandatory occupancy requirements or resale restrictions, despite the reasonable sale price, is cited as a factor prompting buyers to sign contracts quickly. As the sale prices of new complexes scheduled to be released in Jinhae-gu are expected to be higher in the future, many believe this opportunity will be hard to come by again. In addition, financial benefits such as full interest-free loans for 60% of the interim payment and a fixed first contract deposit of 10 million KRW are also attracting potential buyers.
"Changwon Megacity Xi & Weave" is expected to see an increase in value after move-in. Most units, except for a few, feature a four-bay, cross-ventilation layout to maximize space efficiency. The complex also offers diverse storage spaces, such as master bedroom dress rooms, alpha rooms, and pantries, depending on the housing type, providing a level of product quality rarely seen in the region.
In addition, a partnership with Jongro M School, a leading comprehensive education company in Korea, will provide high-quality educational services to residents' children. For the first two years after move-in, initial residents will receive a 50% discount on tuition fees, which is expected to be a significant benefit. Other amenities include a book curation service by Kyobo Book Centre, the largest bookstore in Korea, and the first breakfast service in Jinhae-gu, all of which are expected to enhance residential satisfaction.
A real estate expert commented, "Changwon Megacity Xi & Weave was highly popular even in the special supply subscription, which indicates that applicants regarded this complex as one not to be missed. As most applicants likely applied with actual contracts in mind, the contract process is also expected to proceed smoothly."
Meanwhile, Changwon Megacity Xi & Weave, supplied through the Daeya District Redevelopment Maintenance Project in Yeoja-dong, Jinhae-gu, Changwon-si, Gyeongnam, will consist of 17 buildings, from four basement floors to 37 above-ground floors, totaling 2,638 units. Of these, 2,041 units with exclusive areas ranging from 54 to 102㎡ will be offered for general sale. The model home is located in Jungang-dong, Seongsan-gu, Changwon Special City, Gyeongsangnam-do, and move-in is scheduled for December 2028.
