Following the supplementary budget plan to support the semiconductor industry worth a total of 33 trillion KRW announced by the government on April 15, Godeok International New City in Pyeongtaek, Gyeonggi Province, is once again gaining attention as a national hub for advanced industries.
Centered around Samsung Electronics' Pyeongtaek Campus, the concentration of related materials and parts companies is accelerating, while the relocation of Pyeongtaek City Hall and the development of the administrative town are simultaneously expanding both industrial and residential functions. With substantial financial investment anticipated, Godeok New City is further strengthening its status as a 'hybrid hub' combining industrial competitiveness and living infrastructure.
Through this supplementary budget, the government raised the semiconductor industry support budget from the previous level of about 26 trillion KRW to 33 trillion KRW. Of this, more than 4 trillion KRW will be directly invested by next year in semiconductor hubs such as Pyeongtaek and Yongin. Notably, the plan includes ▲up to 70% national funding support for key infrastructure costs such as power and water ▲increase in the national subsidy limit (from 50 billion to 100 billion KRW) ▲investment subsidies and low-interest policy financing (worth 3 trillion KRW) for small and medium-sized enterprises, expanding the beneficiary scope to not only large corporations but also mid-sized material companies.
In particular, the core beneficiary area, Godeok International New City, is currently hosting Samsung Electronics' Pyeongtaek Campus, which is undertaking an investment project worth approximately 100 trillion KRW. Including the already operational P1 to P3 lines, production capacity is continuously expanding, and with the recent decision to relocate Samsung’s infrastructure headquarters to Pyeongtaek, the identity of an integrated cluster combining R&D, operations, and supply chain is being solidified.
A local real estate official said, "Since Samsung resumed full operation and the government announced the supplementary budget, the market atmosphere around Godeok has clearly changed." He added, "As of April, inquiries and contract numbers for rentals have more than doubled compared to the previous month, showing clear vitality."
At the center of this change, the residential demand is being driven by the complex 'Godeok Ubora The Crest.'
Supplied by Banseok Construction, 'Godeok Ubora The Crest' began full-scale move-ins at the end of March. Its advantages include proximity to Samsung Electronics Campus, secured living infrastructure, and excellent complex design, leading to rapid resident inflow. Based on its locational competitiveness with backing from surrounding industries, transportation infrastructure, and convenient living facilities, expectations for future asset value are growing.
'Godeok Ubora The Crest' boasts a maximum height of 45 floors, offering an open sky view that captures the surrounding area at a glance. Moreover, the administrative town adjacent to the complex is set to house the new Pyeongtaek City Hall, which will strengthen the region’s administrative central functions. The Pyeongtaek City Hall will be built on the Godeok International Planning District Work Site 6, with a total project cost of 346.2 billion KRW for a five-story building. It aims to secure a comfortable workspace for a future population of one million and is scheduled for completion in the second half of 2027.
The complex will also feature various community facilities. Residents can enjoy a golf practice range, screen golf course, fitness center, smart farm, and Moms Station, promoting health and a leisurely lifestyle. Additionally, the exterior walls feature a curtain wall look finish, offering a sophisticated and luxurious appearance. An industry insider said, "With the government’s semiconductor boom and steady inflow of U.S. military rental demand, the vitality within the complex has noticeably increased." He added, "Now, at the early stage of move-in, is the perfect time to enter Godeok."
