Sangdo-dong 242 Area Moa Town Management Plan Approved
The Sangdo-dong area in Dongjak-gu, Seoul, is being transformed into a representative residential complex in the southwestern region. Dongjak-gu (Mayor Park Il-ha) announced on the 14th that the 'Sangdo-dong 242 Area Moa Town Management Plan (Draft)' was approved with modifications at the 6th Small-scale Housing Maintenance Integrated Review Subcommittee held by Seoul City on the 10th.
Following the designation of Sangdo 14 and 15 districts as rapid integrated planning maintenance zones, the Moa Town also passed the Seoul City integrated review, creating a large complex with a total of 5,893 households over approximately 261,194㎡ in the Sangdo-dong area.
According to the district, the Sangdo-dong 242 area is an old low-rise residential area prone to frequent flooding, with narrow road widths causing habitual traffic congestion. Through this management plan review, the area will be upgraded from a Type 2 General Residential Zone (up to 7 floors) to a Type 3 General Residential Zone, applying a maximum floor area ratio of 300%, and will supply a total of 1,498 premium apartments (including 262 rental units).
Additionally, a transportation plan linked with nearby maintenance projects will be established, and key infrastructure such as Seongdae-ro will be expanded from 12m to 20m, and Seongdae-ro 1-gil from 8m to 12m, to conveniently improve the traffic environment.
Since the area is adjacent to Sangdo Elementary School, the district plans to ensure safe school routes for children and students by separating pedestrian and vehicle roads and constructing public pedestrian pathways. Furthermore, in connection with Seongdae Market, the district aims to revitalize the local commercial area by creating street-facing shops along the living streets.
The district stated that remaining procedures such as establishing the association, announcing sales, and approving the project implementation plan will be promptly carried out with the goal of starting construction in 2028. Mayor Park Il-ha said, "Sangdo-dong will enter an era of great innovation," adding, "We will focus all administrative power to rapidly change the map of Dongjak."
