Improvement of Old Housing and Surrounding Environment in Bangbae-dong, Seocho-gu,
Gonghang-dong, Gangseo-gu, and Sangdo-dong, Dongjak-gu
A total of 3,446 Moa Housing units will be supplied in Seocho-gu, Gangseo-gu, and Dongjak-gu, Seoul.
On the 11th, the Seoul Metropolitan Government announced that the 6th Small-scale Housing Maintenance Integrated Review Subcommittee approved the 'Moa Housing Project Implementation Plan (Draft) for 1434 Bangbae-dong, Seocho-gu' along with two other cases through an integrated review.
The approved agenda items in this review include ▲Moa Housing in 1434 Bangbae-dong, Seocho-gu ▲Moa Town in 55-327 Gonghang-dong, Gangseo-gu ▲Moa Town in 242 Sangdo-dong, Dongjak-gu. A total of 3,446 Moa Housing units will be supplied upon project implementation.
The Moa Housing in Bangbae-dong, Seocho-gu is located within a Type 3 General Residential Area and consists of one building with 3 basement floors and 17 above-ground floors. By applying floor area ratio relaxation (from 250% to 300%) due to rental housing construction and easing of open space requirements within the site, it is planned to supply 70 multi-family housing units instead of the existing 19 low-rise single-family houses.
The site is an area densely populated with old single-family houses and commercial buildings. To facilitate smooth pedestrian traffic, a 2-meter sidewalk will be installed using open space within the site. Additionally, street-facing neighborhood living facilities will be arranged along the road.
In the area of 55-327 Gonghang-dong, Gangseo-gu, five Moa Housing sites are being promoted, with a total of 1,878 units expected to be supplied.
This is a low-rise residential area formed through a past airport relocation complex project, where redevelopment has been difficult due to height restrictions, resulting in a concentration of old and poor-quality buildings and a shortage of parking spaces.
With the designation of this area as Moa Town and the promotion of five Moa Housing projects, it is expected that housing supply will increase from the existing 1,307 units by 571 units, totaling 1,878 units.
The residential environment will be improved by upgrading the zoning of the project area (from Type 2 (up to 7 floors) to Type 3 General Residential Area), expanding maintenance infrastructure, and planning Moa Housing project implementation and design guidelines.
In particular, to respond to increased traffic volume due to zoning upgrades, a traffic system improvement plan has been included that links the extension of Banghwa-daero and surrounding development plans such as the military base relocation site.
Furthermore, in areas adjacent to nearby residential zones, a three-dimensional complex facility will be created with parks and parking lots on the upper and lower levels, and community welfare facilities such as senior centers and daycare centers will be placed together. New public open spaces will also be established to expand infrastructure reflecting future resident demand.
In the area of 242 Sangdo-dong, Dongjak-gu, three Moa Housing sites are being promoted, with a total of 1,498 units to be supplied.
This area has a 69.5% aging rate, with a concentration of old and poor-quality buildings. The residential environment was also poor due to narrow roads and sloped terrain.
Therefore, the plan includes upgrading the zoning of the project area (from Type 2 (up to 7 floors) General Residential Area to Type 3 General Residential Area), maintenance infrastructure plans, Moa Housing project implementation plans, and design guidelines to improve the environment of the aging low-rise residential area.
