Hwaseong-si Conducts Guidance and Inspections of Brokerage Offices for Spring Moving Season

Intensive Inspections of Newly Built Properties Suspected of "Empty-can Jeonse"
Focusing on Preventing Jeonse Fraud and Ensuring Transparent Transactions

Hwaseong City in Gyeonggi Province announced on the 1st that it will conduct guidance and inspections targeting real estate brokerage offices under the jurisdiction of the Eastern Branch Office throughout this month to coincide with the spring moving season.

During this inspection, the focus will be on verifying ▲the lending of certificates and registration licenses ▲unqualified brokerage activities ▲excessive collection of brokerage fees ▲unreported brokerage assistants ▲disorderly conduct in transactions such as false reporting of actual transaction prices ▲false property advertisements ▲and compliance with brokerage office regulations.


The city will particularly concentrate on inspecting offices that broker newly built properties suspected of being "empty-can jeonse" to prevent jeonse fraud, which has recently become a social issue. Minor violations found during the inspection will be corrected immediately on-site, while serious illegal activities will be dealt with strictly under a zero-tolerance policy.


Last year, the Hwaseong City Eastern Branch Office took administrative actions through guidance and inspections of real estate brokerage offices, including ▲six business suspensions ▲eighteen fines ▲and two criminal prosecutions for excessive brokerage fees.


Lee Jung-gap, Head of the Civil Complaints and Land Division at Hwaseong City Eastern Branch Office, stated, "We will do our best to eradicate illegal brokerage activities and establish transparent transaction order so that citizens can trade real estate with peace of mind."
