February Commercial and Office Building Transaction Amounts Increase 68%... Transaction Volume Also Up 21%

Transaction Amount of Commercial Office Buildings Nationwide in February Reaches 2.76 Trillion KRW
Number of Transactions Returns to Four Digits in Two Months... Up 21%
Jung-gu, Seoul Records 963.6 Billion KRW... Major Sales Include Daishin Finance Center

In February, both the transaction volume and transaction amount in the nationwide commercial office building market showed an upward trend. Large office building transactions, including the Daishin Finance Center, also took place.

According to the analysis of the nationwide commercial office building transaction market in February 2025 released by the commercial real estate specialist company Real Estate Planet on the 1st, the transaction volume of commercial office buildings nationwide in February was 1,035 cases, an increase of 21.1% compared to the previous month. It recovered to four digits for the first time in two months.


The transaction amount in February increased by 67.8%, from 1.6446 trillion KRW to 2.7597 trillion KRW. Compared to the same month last year (February 2024), the transaction volume decreased slightly by 0.9%, from 1,044 cases, but the transaction amount increased by 52.0%, from 1.8159 trillion KRW.


Looking at the transaction volume share by 17 metropolitan cities and provinces, Gyeonggi (224 cases) accounted for the highest at 21.6%. Seoul led the transaction amount share with 1.7895 trillion KRW, accounting for 64.8%. Among the 17 metropolitan cities and provinces, 12 regions saw an increase in transaction volume compared to the previous month.


Jeju showed the largest increase, rising 187.5% from 8 cases in January to 23 cases. Next were Gangwon (65 cases) with 132.1%, Ulsan (20 cases) with 81.8%, and Daejeon (24 cases) with 71.4%.


Regarding transaction amounts, Sejong increased by 500.0%, from 1.7 billion KRW in January to 10.2 billion KRW in February. Gangwon (43.1 billion KRW) rose by 302.8%, Jeju (14.1 billion KRW) by 206.5%, Seoul (1.7895 trillion KRW) by 172.3%, and Busan (139.1 billion KRW) by 111.7%, with 11 metropolitan cities and provinces showing increases.


In five metropolitan cities and provinces, the trends in transaction volume and transaction amount diverged. Daegu's transaction volume increased by 10 cases (37.0%) from 27 cases in January, but the transaction amount decreased by 3.1%, from 35.3 billion KRW to 34.2 billion KRW. Chungnam recorded a 25.0% increase in transaction volume to 65 cases from 52 cases in the previous month, but the transaction amount fell by 26.3%, from 126.8 billion KRW to 93.5 billion KRW.


Sejong, which recorded the highest increase in transaction amount (3 cases, 10.2 billion KRW), maintained the same transaction volume as the previous month. Similarly, Chungbuk (38 cases, 28.5 billion KRW) and Jeonbuk (58 cases, 24.2 billion KRW) had unchanged transaction volumes, but their transaction amounts decreased by 12.0% and 48.9%, respectively.


At the city, county, and district level, the area with the highest number of commercial office building transactions in February was Hwaseong-si, Gyeonggi-do (34 cases). Following were Seo Gangnam-gu (26 cases), Jeonju-si, Jeonbuk (22 cases), Jung-gu, Seoul (18 cases), and Jeju-si (18 cases).


In terms of transaction amount, Jung-gu, Seoul (963.6 billion KRW) ranked highest nationwide, followed by Gangnam-gu (453.0 billion KRW), Suwon-si (55.1 billion KRW), Nam-gu, Busan (50.7 billion KRW), and Gangdong-gu, Seoul (50.6 billion KRW).

Looking at the commercial office buildings traded nationwide in February by transaction amount, buildings under 1 billion KRW accounted for 64.9% (672 cases). Next were △1 billion KRW to under 5 billion KRW with 287 cases (27.7%), △5 billion KRW to under 10 billion KRW with 39 cases (3.8%), △10 billion KRW to under 30 billion KRW with 28 cases (2.7%), and △over 30 billion KRW with 9 cases (0.9%). Except for buildings priced between 5 billion KRW and under 10 billion KRW, transaction volumes increased compared to the previous month in all other price ranges.


The most expensive single transaction among commercial office buildings traded in February was a building located in Seoul and Chungnam. The highest-priced building sold was the Daishin Finance Center located in Jeodong 1-ga, Jung-gu, Seoul, which was traded for 662 billion KRW. Following were △Crystal Square in Supyo-dong, Jung-gu, Seoul at 206.8 billion KRW △a building in Samseong-dong, Gangnam-gu, Seoul at 74.7 billion KRW △Myeongseong Building in Nonhyeon-dong, Gangnam-gu, Seoul at 64.0 billion KRW △Solago CC located in Taean-gun, Chungcheongnam-do at 48.5 billion KRW.


Jung Sumin, CEO of Real Estate Planet, said, "In February, commercial office building transactions increased in most regions nationwide, with both transaction volume and amount rebounding. While demand for prime assets remains amid ongoing domestic and international uncertainties, cautious judgment is necessary as transaction flows remain fluid."
