In surveys such as Gallup Korea’s “Real Estate Trends 2024,” “direction and view, outlook” recorded 46% as a “product consideration factor when deciding on a house in the future,” making it the second most important criterion after the house price. Additionally, in the “preferred housing specialization types,” “landscape-specialized” housing that enhances harmonious scenery ranked first.


Complexes with excellent views continue to attract steady popularity in the subscription market. Last year, “Goyang Janghang Kaibeu Ubora,” supplied by Bando Construction, boasted the advantage of views of Ilsan Lake Park and the Han River from a maximum height of 49 floors, showing an average competition rate of 8.4 to 1 and a peak of 173 to 1. As the value of views increases, in Busan, “Centum Park SK VIEW,” which offers permanent views of the Suyeong River, has recently lowered the contract deposit threshold significantly for new contracts, adopting a customer-tailored strategy favoring brand-new apartments, leading to continuous contracts. The complex is situated right in front of the Suyeong River, providing a pleasant living environment and excellent permanent view rights. Various development projects are underway around the Suyeong River area where the complex is located, including the modernization of Busan’s first sewage treatment facility, the Suyeong Sewage Treatment Plant, and the “Suyeong River Human Bridge” construction project. The modernization project of the sewage treatment facility aims for completion by 2032, relocating the over 35-year-old aging facility underground and transforming the upper idle space into eco-friendly, resident-friendly facilities such as parks and sports facilities. The landmark pedestrian bridge project in Busan, the “Suyeong River Human Bridge,” is also underway.
