Last month, the average monthly rent for row houses and multi-family one-room apartments in the Seoul area fell by 1.4% compared to the previous month. The jeonse deposit also decreased by 0.6%.
According to the real estate information platform Dabang on the 25th, the average monthly rent for row houses and multi-family one-room apartments in Seoul with an exclusive area of 33㎡ or less, based on a deposit of 10 million KRW, was 670,000 KRW. The average jeonse deposit was recorded at 205.35 million KRW. Compared to January, the average monthly rent decreased by 10,000 KRW (1.4%), and the average jeonse deposit dropped by 1.2 million KRW (0.6%).
Looking at the average monthly rent by autonomous district, with the Seoul average price set at 100%, Gangnam-gu was the highest at 146%. This was followed by Yongsan-gu at 121%, Seongdong-gu at 116%, Seocho-gu at 115%, Jungnang-gu at 111%, Yeongdeungpo-gu at 110%, Geumcheon-gu at 107%, and Gangdong-gu at 105%.
For the average jeonse deposit, Seocho-gu recorded the highest level for two consecutive months following January, at 134%, which was 69.32 million KRW higher than the overall Seoul average, reaching 274.67 million KRW. Gangnam-gu was at 118%, Yeongdeungpo-gu at 113%, Yongsan-gu at 109%, Seongdong-gu at 108%, Gwangjin-gu and Dongjak-gu at 106%, and Songpa-gu at 103%, showing high average jeonse deposits.
The area with the largest increase in average monthly rent compared to the previous month was Seongdong-gu, where the rent rose from 660,000 KRW in January to 770,000 KRW in one month, an increase of 110,000 KRW (16.7%). In terms of average jeonse deposit, Gangbuk-gu saw a rise from 97.96 million KRW to 127.91 million KRW during the same period, an increase of 29.96 million KRW (30.6%).
