- Excellent Location and Low Risk of Price Decline Draw Buyer Attention
- Supplied through Private Park Special Project and Boasting a Large-Scale Branded Complex
As residential polarization intensifies recently, the real estate market this year is expected to see a strong trend where demand concentrates on so-called “smart single homes,” also known as landmarks.
In the “2025 Real Estate Market Outlook” released last year by Hana Financial Research Institute, “smart single homes” were identified as one of the emerging trends in the real estate market by 2025. These are properties located in excellent locations with minimal risk of price decline, attracting concentrated buying interest. This trend results from a combination of factors including stricter regulations on multi-homeowners leading to selective investment, polarization of real estate prices based on location, increased market volatility, and a psychological preference for holding safe assets.
According to data from the Korea Real Estate Agency’s Subscription Home, last year, a total of 1,561,325 first-priority subscription applications were submitted across 326 complexes, with approximately 86% of these?1,343,718 applications?concentrated in the top 50 complexes. Although many housing complexes were supplied to the market, demand was heavily skewed toward certain popular areas, locations, and complexes with strong brands.
In this context, “Hillstate The Sharp Sangsaeng Park,” which is about to be launched in the Daejam-dong area of Nam-gu, Pohang-si, Gyeongbuk, is considered a complex that can meet the high standards of discerning buyers. It boasts an excellent combination of location, brand, and scale without any shortcomings.
“Hillstate The Sharp Sangsaeng Park” is a large-scale complex consisting of two phases with a total of 2,667 households. Following the second phase launched last year, the first phase, unveiled this month, comprises seven buildings ranging from three basement floors to 35 above-ground floors, with a total of 999 units featuring exclusive areas from 84 to 178 square meters.
The number of units by exclusive area in Phase 1 is as follows: △84㎡A 432 units △84㎡B 55 units △84㎡C 126 units △127㎡ 378 units △139㎡P 4 units △178㎡P 4 units.
The complex is located in the central living area of Nam-gu, Pohang-si, which is highly preferred for residential purposes. As a large-scale branded apartment complex developed under a private park special project, it is expected to attract significant interest from buyers due to its pleasant living environment.
“Hillstate The Sharp Sangsaeng Park Phase 1” is supplied under a private park special project consisting of park facilities (approximately 770,000㎡) and non-park facilities (approximately 170,000㎡). Sangsaeng Park is set to become a new landmark of Pohang by connecting four spaces divided by roads and implementing specialized plans for each area. Within the park, there will be a sky path offering a new perspective to enjoy the forest and sky, pedestrian bridges, an observatory to enjoy POSCO’s nightscape, an art plaza, and a national sports center including an indoor swimming pool.
The location also offers the advantage of convenient access to various infrastructures centered around Pohang City Hall and Yeongildae Lake Park. Additionally, it provides easy access to lifestyle convenience facilities such as Pohang St. Mary’s Hospital, E-Mart, Lotte Mart, and Idong General Market. It supports schooling for elementary, middle, and high schools including Daei Elementary, Idong Middle, and Pohang Steel High School, and boasts an excellent educational environment with Idong school districts and academies.
The fast transportation environment is also notable. The complex is close to Posco-daero and Hope-daero, enabling quick travel within Pohang city. It is also adjacent to Pohang IC, National Route 7, and National Route 31, facilitating easy access throughout Pohang and to other regions. Furthermore, the Pohang Express and Intercity Bus Terminal and KTX Pohang Station provide convenient access to the metropolitan transportation network.
Another advantage is that the complex is a consortium apartment developed by major construction companies. The project is a consortium between Hyundai Engineering and POSCO E&C, both highly preferred brands, ensuring excellent project stability and combining the technical expertise and know-how of each company to deliver superior product quality.
The complex will be built as a park-type apartment with 100% underground parking. It boasts ample parking space with 1.53 parking spots per household. Elevators at each apartment entrance are designed with two elevators for two-household lines and three elevators for three-household lines, ensuring smooth operation without concerns about moving or deliveries.
Community facilities designed to maximize the large complex premium include fitness centers, indoor golf practice ranges, screen golf, GX rooms, Pilates rooms, billiards rooms, and table tennis rooms, as well as a small library, moms’ caf?, reading rooms, concierge services, a community care center, senior citizen centers, and residents’ meeting rooms.
Notably, it will be the first in Pohang to offer paid breakfast and lunch services, a feature typically seen only in high-end apartments, providing a clear differentiation point from other complexes.
Meanwhile, the model house for “Hillstate The Sharp Sangsaeng Park” is located near EsPohang Hospital in Idong, Nam-gu, Pohang-si.
