Ministry of Land, Infrastructure and Transport Dismisses Concerns Over Seoul Apartment Supply Shortage: "More Than Usual Years"

Amid forecasts that the number of apartment move-ins in Seoul next year will decrease by more than 20,000 units compared to this year, the government dismissed concerns about a shortage of apartment supply in Seoul.

On the 14th, the Ministry of Land, Infrastructure and Transport stated, "The number of apartment move-ins in Seoul is expected to be higher than usual and sufficient going forward." On the same day, the Korea Real Estate Board and Real Estate R114 projected that the number of scheduled apartment move-ins in Seoul will be 46,710 units this year and 24,462 units next year.


The Ministry explained that this year's scheduled move-in volume is the fourth highest level since related statistics began being compiled in 2005, and that the scheduled move-in volume of 71,000 units for 2025-2026 exceeds the volume for the past two years (2023-2024).


They particularly emphasized that among the scheduled move-ins in Seoul this year and next year, 45,000 units (63%) are high-quality reconstruction and redevelopment complexes, which is more than usual.


The Ministry expects even more newly built apartments to be supplied after 2027. The confirmed maintenance project complexes scheduled for move-in in Seoul in 2027 amount to 23,000 units. Considering regulatory relaxations such as the temporary easing of maximum floor area ratio and housing supply volumes outside maintenance projects, the Ministry forecasts that the number of move-ins in Seoul in 2027 will also be higher than usual.
