Relaxed Building Height and Increased Number of Households Compared to Original Plan
Sadang 5 District, located between Nakseongdae Station and Sadang Station on Line 2, will be developed into an apartment complex with 20 above-ground floors and 530 households.
The Seoul Metropolitan Government announced on the 6th that it held the 3rd Urban Planning Committee meeting and approved a revised maintenance plan for the Sadang 5 Housing Reconstruction Maintenance District in Sadang-dong 303 area, Dongjak-gu.
The project site is an aging low-rise residential area (district area of 20,316㎡) located between Sadang-ro and Nambusunhwan-ro. It was designated as a housing reconstruction maintenance district in March 2017 and received project implementation plan approval in February 2024.
With this revision of the maintenance plan, the building height was increased from the original 12 floors to 20 floors, and the number of households was confirmed at 530 (including 35 public rental units), an increase of 20 households. The current floor area ratio was recognized according to the '2030 Urban and Residential Environment Maintenance Basic Plan,' and a business feasibility correction coefficient was applied. Considering changes in the development conditions of the surrounding area, zoning and height restrictions were relaxed, and the floor area ratio was raised from 209.25% to 249.58%.
An open space will be secured at the entrance of the complex accessible from Sadang-ro, and neighborhood living facilities will be arranged. The complex will be developed as an open community for local residents by installing playground and childcare facilities needed in the area, centered around a public pedestrian passage within the complex.
Choi Jin-seok, Director of the Housing Office of Seoul City, said, "Through this revision of the maintenance plan, we expect the aging and deteriorated Sadang-dong area to be promptly redeveloped, improving the urban landscape and expanding housing supply."
