Yangcheon-gu to Rebuild Mokdong 9 Complex with 3,957 Units in 49 Floors... Resident Briefing on the 4th Perspective view of the Mokdong 9 Complex Reconstruction Maintenance Plan. Provided by Yangcheon-gu.

According to the redevelopment plan, Mokdong 9 Complex (area 183,057㎡) will be reborn from the existing scale of 15 floors and 2,030 households to a maximum of 49 floors and 3,957 households by applying a floor area ratio of 299.94%.

Taking advantage of the excellent location characteristics of Mokdong 9 Complex, which is adjacent to parks, schools, and commercial areas, the plan is to create an open complex where the city and people harmonize through a harmonious landscape and pedestrian connections. In particular, a green axis leading to Yangcheon Park will be formed, and a 25m-wide public pedestrian passage will include a four-season green space (Four Season Garden) and a children's playground (Kids Zone), establishing a ‘pedestrian green network’.

Also, with Shinseo Elementary School nearby, a ‘safe route to school’ considering the commuting path will be created, and educational-friendly community facilities such as small libraries, study rooms, and Mom Stations will be connected and arranged around the public pedestrian passage.

A ‘shared community’ where residents can enjoy rest, culture, and health will also be formed within the complex. The plan includes a ‘Culture Zone’ with rest and cultural spaces, an ‘Edu Zone’ linked with the children's park and school, and a ‘Care Zone’ with facilities such as a Silver Care Center and a local cultural center, promoting the activation of community sharing for all generations.

Creative innovative spaces using ‘specialized design’ are also planned. Unique head designs will be applied to the high-rise towers, and a new landmark is expected to be completed with a complex landscape design that harmonizes low-rise and high-rise residential buildings.

The district will conduct a public inspection of the redevelopment plan until the 10th of this month, collect residents' opinions, and after advisory meetings such as the rapid integrated planning consultation, apply for the designation of the redevelopment zone to the Seoul Metropolitan Government within the first half of the year.

District Mayor Lee Gijae said, "At this briefing session, we will explain the progress of the Mokdong 9 Complex reconstruction project and the redevelopment plan, and collect residents' opinions for future promotion," adding, "We will do our best to ensure that the reconstruction proceeds swiftly through thorough preparation so that stable housing supply and improvement of the residential environment can be achieved."
