The key factor determining the success or failure of commercial facilities is undoubtedly the commercial district. The demand for commercial facilities varies greatly depending on the size and characteristics of the commercial district. In particular, core commercial districts with a wide range of demand such as fixed, hinterland, floating, and metropolitan areas are highly preferred due to their advantage of being able to operate 365 days a year.
In Daegu, the area around Dongdaegu Station has rapidly emerged as a core commercial district representing the Daegyeong region. This is because it is home to Shinsegae Department Store and is served by four lines: Daegu Subway Line 1, KTX, SRT, and Daegyeong Line, attracting a large floating population using Dongdaegu Station. According to the Ministry of Land, Infrastructure and Transport, the number of users at Dongdaegu Station, served by four lines, increased nearly fourfold from about 6.5 million in 2004 to about 24 million last year over 20 years. It ranks second in the country for the most used stations, just after Seoul Station.
As the number of Dongdaegu Station users increases every year, so-called 'expedition shopping' to Dongdaegu Station from nearby Gumi and Chilgok as well as Yeongcheon, Pohang, Gyeongju, and Ulsan is also increasing. To verify this, Shinsegae Department Store located at Dongdaegu Station attracts so many visitors that it ranks among the top in domestic department store sales.
Another advantage is that it has a large-scale residential complex behind it as a hinterland demand. Around Dongdaegu Station, about 28,000 households are concentrated, and when combined with about 43,000 households planned for future occupancy and sale, it holds a hinterland demand of about 71,000 households. Even calculating only two people per household, the hinterland demand reaches 140,000 people.
Accordingly, there is high interest not only from local residents but also from other regions in the sale of commercial facilities near Dongdaegu Station. A representative example is the mammoth-scale commercial facility being developed as the representative commercial district of Dongdaegu Station, 'ePyeonhansesang Dongdaegu Station Centum Square.'
ePyeonhansesang Dongdaegu Station Centum Square is being constructed with four buildings ranging from five basement floors to 24 above-ground floors, totaling 322 households with exclusive areas of 79 to 125㎡, all supplied through general sales. In particular, a large-scale commercial facility with a contract area of about 29,000㎡ will be developed from basement level 1 to the 4th floor above ground.
The commercial facility of ePyeonhansesang Dongdaegu Station Centum Square is located directly across from Dongdaegu Station, so it is expected to absorb all the floating population of the Dongdaegu Station commercial district as effective demand. Especially, if a new exit connecting the scenic plaza at the complex entrance (between Buildings 101 and 102) to Dongdaegu Station and Shinsegae Department Store is established (planned), users of Dongdaegu Station will be able to conveniently use the commercial facilities within the complex. (The exit construction project may be changed, delayed, or canceled depending on the circumstances of related organizations and project entities.)
Also, with a fixed demand from 322 resident households, stable operation is possible, and a high synergy effect is expected with the adjacent Marriott Hotel, which accommodates 130,000 guests annually.
An official from a nearby S real estate agency said, “The Dongdaegu Station area has emerged as a premium commercial district with an annual floating population of about 54 million, and with many development benefits such as Line 4 (EXCO Line), the commercial district is expected to grow further. In particular, inquiries about the commercial facilities of ePyeonhansesang Dongdaegu Station Centum Square across the street, which will absorb this demand, are increasing. It has the advantage of accommodating various businesses with its luxurious exterior interior and ultra-large floor plans.”
Meanwhile, the sales schedule for ePyeonhansesang Dongdaegu Station Centum Square apartments begins with special supply on March 4, followed by first priority subscription on the 5th and second priority on the 6th. The winners will be announced on the 12th, and official contracts will be signed over three days from March 24 to 26. The housing exhibition hall is located in Sincheon-dong, Dong-gu, Daegu Metropolitan City.
