Neighborhood Shopping Center to Be Built Up to 29 Floors

A mixed-use commercial and residential facility with up to 29 floors will be built in the area of 903-4, Siheung-dong, Geumcheon-gu, Seoul.
On the 26th, Seoul City held the 3rd Urban Architecture Joint Committee and announced on the 27th that it had amended and approved the designation and planning decision (draft) of the district unit plan for the station area revitalization project in the area of 903-4, Siheung-dong.

The site located along Siheung-daero is planned to be developed as a new station area together with Siheung Sageori Station on the Sinansan Line, scheduled to open at the end of 2026. However, there had been issues with the station area’s core functions being insufficient due to a pedestrian environment disconnected between the front and rear sides and aging low-rise buildings.
Based on this decision, the city plans to develop a complex consisting of a neighborhood shopping center and 200 apartment units with five underground floors and 29 above-ground floors, as well as facilities needed by the community. The policy aims to revitalize Siheung-daero and strengthen its role as a central station area.
Additionally, a building setback line will be designated to secure a front setback. Through this, the city plans to activate the streetscape at the low-rise level and create a public pedestrian passage connecting the rear area to Siheung-daero, significantly improving the pedestrian environment.
A forest garden will be created in the rear area to provide a resting space. To minimize the impact of high-density development, the low-rise section will be arranged in a stepped manner to widen the spacing from nearby buildings, pursuing harmony.
Furthermore, considering that the site is densely populated with schools and childcare facilities, the Geumcheon Youth Culture House will be expanded and relocated. There is also a plan to establish a Children's Traffic Safety Experience Center.
A Seoul city official stated, "With this planning decision, we hope that the area including Siheung-daero will be reborn as a new central hub of the new station area."
