Redevelopment Zone Redesignated After 11 Years
Plans Include Seongnaecheon Stream as a Waterfront Attraction
The Machen 2 District in Songpa-gu, Seoul, is being transformed into a residential complex with 1,729 households, equipped with conveniences such as a subway station and an elementary school.
On the 23rd, the Seoul Metropolitan Government announced that it held the 1st Urban Redevelopment Committee Rapid Integrated Planning Subcommittee and approved the revised redevelopment promotion plan and landscape review (draft) for the 'Machen 2 District Housing Redevelopment Project.'
The Machen 2 District is located within the Geoye-Machen Redevelopment Promotion Zone at 183 Machen-dong, Songpa-gu. Numerous redevelopment projects within the zone are underway or completed, and large-scale urban changes such as the establishment of the Wirye Line tram station and the future restoration of Seongnaecheon Stream are planned, making it an area in need of redevelopment.
After the promotion zone was lifted in 2014, the Machen 2 District was re-designated as a promotion zone with a floor area ratio of up to 300% and a total of 1,729 households, about 11 years later. It is the last promotion zone in the Geoye-Machen Redevelopment Promotion Zone, following Geoye Saemaeul and Machen 5 District. In the future, the zone is expected to be developed into a new town with approximately 60,000 residents and 16,000 households.
The current promotion plan includes provisions to incorporate numerous urban and residential conveniences such as a subway station and elementary school, as well as waterfront comfort within the complex through the restoration of Seongnaecheon Stream.

A three-dimensional plaza utilizing the existing terrain differences is planned around Machen Station to enhance accessibility for pedestrians with mobility challenges and to separate access routes from residential spaces.
Additionally, the area along the restored Seongnaecheon Stream is planned as a waterfront attraction by placing specialized community facilities for rest and leisure within the complex.
Choi Jin-seok, Director of the Housing Office at Seoul City, stated, "With the decision on Machen 2 District, it is expected that the transformation into a large-scale residential complex equivalent to a mini new town will accelerate along with other promotion zones in the Geoye-Machen Redevelopment Promotion Zone."
