Plan for 843 Households Under 35 Floors
Decks Created to Overcome Terrain Differences
The area around 19 Cheongnyangni-dong, Dongdaemun-gu, Seoul, where old detached houses were located, will be transformed into a terrain-adaptive residential town through Seoul City's redevelopment plan.
On the 18th, Seoul City announced that it held the 1st Urban Planning Committee Rapid Integrated Planning Redevelopment Project and Authorization Subcommittee the previous day, and approved the amendment of the redevelopment plan decision and designation of the redevelopment zone for the housing maintenance-type redevelopment project in the 19 Cheongnyangni-dong area.
The target site is an old residential area around 19 Cheongnyangni. This is the first case of housing maintenance-type redevelopment promoted by Dongdaemun-gu through rapid integrated planning. After being selected as a candidate site for rapid integrated planning in December 2021, a redevelopment plan reflecting the guidelines was established.
The city plans 843 households (including 166 rental housing units) under 35 floors in the area by applying the relaxed floor area ratio allowed in the 2030 Urban Residential Environment Maintenance Basic Plan. The zoning is upgraded from the existing Type 2 (up to 7 floors) and Type 2 General Residential Area to Type 3 General Residential Area. The redevelopment plan's floor area ratio is relaxed from 250% to 268.20%, expanding the project's feasibility.
The target site is expected to change into a residential complex that adapts to the terrain. The city plans to arrange the complex by linking surrounding areas and create decks to provide a pleasant pedestrian environment and residential complex. In addition, a new entrance will be established on the north side of the site considering the existing senior welfare center and youth center, and a public pedestrian passage will be secured.
Choi Jin-seok, Director of the Housing Office at Seoul City, stated, "Through the designation of this redevelopment zone, it is expected that the deteriorated housing area with poor residential conditions will be improved, and housing supply considering urban landscape and terrain will be expanded."
