Up to 49 Floors and 2,320 Households Through Integrated Redevelopment
Three-Dimensional Pedestrian Bridge Over Yangjaecheon to Connect Dogok and Gaepo
The redevelopment plan to integrate Gaepo Gyeongnam, Woosung 3rd Complex, and Hyundai 1st Complex apartments into a maximum of 49 floors with a total of 2,320 households has been finalized.

On the 18th, the Seoul Metropolitan Government announced that the 1st Urban Planning Committee’s Rapid Integrated Planning Redevelopment Project and the Authorized Subcommittee approved the designation (change) of the Gangnam-gu Gaepo Integrated Redevelopment Maintenance District and the maintenance plan decision, as well as the landscape review (draft).
Among the three complexes pursuing integrated development, Hyundai Apartment was first designated as a redevelopment maintenance district in 2017. Since then, to improve infrastructure and establish an efficient architectural plan, integrated redevelopment has been promoted together with the adjacent Woosung 3rd Complex and Gyeongnam Apartment. The three complexes were completed in 1984 and consist of 678 households in Gyeongnam, 405 households in Woosung 3rd Complex, and 416 households in Hyundai 1st Complex, respectively.
At the time of the public inspection announcement last year, the maintenance plan proposed a maximum of around 50 floors and 2,340 households, but as a result of this review, the number of households was finalized at 2,320 (including 365 rental housing units), a reduction of 20 households.
During the public inspection announcement, conflicts arose mainly among some residents of Gyeongnam Apartment over the estimated asset value and land share. Im Byeong-eop, chairman of the Hyungyeonghyeon Integrated Redevelopment Preparation Committee, said, "There are conflicts among each complex during the integrated redevelopment, but they will be sufficiently resolved in the future," adding, "We will speed up the maintenance project by fully reflecting residents’ opinions and actively communicating."
Through this integrated redevelopment, a three-dimensional pedestrian bridge over Yangjaecheon Stream will be constructed to connect the northern side of Yangjaecheon with the Dogok living zone and Gaepo living zone. A north-south ventilation corridor (30m) and public pedestrian passage will be created within the complex to encourage pedestrian activity from Yangjaecheon to Daemosan Mountain.
Leveraging the location advantage adjacent to Yangjaecheon, the integrated redevelopment will create an eco-friendly complex linked with Yangjaecheon and Cheongnyong Neighborhood Park. The complex and the park will be planned as one open area, and open shared facilities will be placed on the low-rise section along Yangjaecheon to activate pedestrian flow and provide resting spaces.
Choi Jin-seok, Director of the Seoul Housing Office, said, "With the decision (change) of the Gaepo Integrated (Gyeongnam, Woosung 3rd Complex, Hyundai 1st Complex) redevelopment maintenance plan, the long-aged and deteriorated housing complexes will be transformed into eco-friendly waterfront-specialized complexes embracing Yangjaecheon, supplying high-quality housing and contributing to residential stability in Seoul."
