Development Linked with Daerim Station, Harmonious Scenery Considered
Detention Basin Planned to Prevent Flood Damage
Old houses in the Daerim 1 District area of Yeongdeungpo-gu, Seoul, will be transformed into a residential complex with over 1,000 households.
On the 18th, the Seoul Metropolitan Government announced that it held the first Urban Planning Committee's Rapid Integrated Planning Redevelopment Project and the Authorized Subcommittee meeting, where it approved the designation of the redevelopment project maintenance area and the maintenance plan decision (draft) for the housing maintenance-type redevelopment project in the area of Daerim-dong 855-1.
The city applied the relaxed floor area ratio allowed under the '2030 Urban Residential Environment Maintenance Basic Plan' to increase the ratio of units for sale and secure project feasibility, planning a residential complex with a total of 1,026 households under 35 floors. The allowable floor area ratio increased from 10% to 30%, and the maintenance plan floor area ratio rose from 250% to 283%, applying the relaxation to the standard floor area ratio of 190% upgraded from Type 2 (7 floors) to Type 3 zoning.
Daerim 1 District is an area with aging detached and multi-family houses and poor pedestrian environments. The city established a maintenance plan reflecting guidelines after selecting the site as a candidate for the second rapid integrated planning in December 2022.

Additionally, the area will be developed in connection with the Daerim Station transit-oriented development zone. The city plans to make it a regional landmark through harmonious scenery with the surroundings. The layout and height of the complex were considered along with specialized design. To strengthen the north-south axis connection, a public pedestrian passage was created within the complex, and a deck was constructed to overcome terrain differences, creating a pleasant and terrain-adaptive pedestrian environment.
Also, considering the surrounding terrain designated as a special disaster area due to flooding caused by heavy rain in 2022 around the Daerim Children's Park intersection located on the west side, a 15,000-ton capacity underground detention basin is planned under the park within the complex.
Choi Jin-seok, Director of the Housing Office at Seoul City, stated, "With the designation of the maintenance area, it is expected to provide high-quality housing supply and harmonious urban scenery in the aging residential area with poor conditions, while also offering a safe residential environment protected from disasters."
