Geumseong Baekjo Construction's 'Hwaseong Bibong Geumseong Baekjo Yemiji 2nd Phase' Sold Out

- The proven success of the 'Yemi Ji' brand completes the final puzzle of the Bibong District with the formation of a brand town
- Enjoy 'one-stop education' from elementary to high school... Expected to benefit from the future development of Hwaseong International Theme Park

Geumseong Baekjo Construction's 'Hwaseong Bibong Geumseong Baekjo Yemiji 2nd Phase' Sold Out

Geumseong Baekjo Construction has completed 100% contracts for all units of ‘Hwaseong Bibong Geumseong Baekjo Yemi Ji 2nd Phase,’ being built in the Hwaseong Bibong Public Housing District (hereinafter Hwaseong Bibong District) in Hwaseong-si, Gyeonggi-do.

As a rare private sale apartment brand in the Bibong District, and with the previously supplied ‘Bibong Yemi Ji Central Edu’ receiving high residential preference, it is expected to form a distinctive brand town within the area, making its significance even greater.

The driving forces behind the 100% contract completion are interpreted to be the competitive pricing under the pre-sale price ceiling system compared to surrounding market prices, the excellent product quality unique to the ‘Yemi Ji’ brand, and the changed market atmosphere including last-minute demand due to the decrease in new apartment supply next year.

In fact, the average pre-sale price per 3.3㎡ of ‘Hwaseong Bibong Geumseong Baekjo Yemi Ji 2nd Phase’ was supplied at a competitive level in the 12 million KRW range as of the pre-sale period (end of October 2024), compared to the nationwide average (19,004,700 KRW) and the metropolitan area average (29,117,000 KRW).

A representative from Geumseong Baekjo Construction explained, “As a Yemi Ji brand apartment based on excellent location, unique and luxurious design, and planning within the Hwaseong Bibong District, we will do our best to ensure sincere construction so that it can establish its status as a true landmark representing Hwaseong-si beyond the Bibong District.”

‘Hwaseong Bibong Yemi Ji 2nd Phase,’ built by Geumseong Baekjo Construction, is the last private sale apartment in the Bibong District, located in B-1 Block of Hwaseong Bibong District. It consists of 5 buildings with 1 basement floor and up to 25 floors above ground, with a total of 530 units ranging from 75 to 84㎡ in exclusive area.

All units in this complex are primarily south-facing to maximize natural light and ventilation, featuring a 4Bay structure with three sides open and 100% cross-ventilation design. All types boast spacious kitchens that can accommodate dining tables for six people. Pantry, entrance storage (in some types), and dressing rooms are applied to maximize efficient use of space, and panoramic views are secured to enhance residential quality.

Right in front of the complex is a large neighborhood park (approximately 23,000㎡), and nearby are Manchansan, Wangraebongsan, Bibong Artificial Wetland Park, and Ansan Reed Wetland Park.

Within the complex, a large central plaza (about 12,000㎡) has been created to harmonize the boundary between rest and residence. The space where above-ground parking was removed features landscaping facilities and walking trails with various plantings, which stand out.

Kindergartens and Cheongyeon Elementary School (scheduled to open in 2025) are within walking distance, and Cheongyeon Middle School (scheduled to open in 2025) and Bibong High School are also nearby, allowing for one-stop education from elementary to high school. The central commercial district and public office (planned) are also close to the complex, making access to convenience facilities easy.

Transportation access is convenient with Suin-Bundang Line Yamok Station, Hwaseong-ro, National Road No. 39, Bibong-Maesong Expressway, and Seohaean Expressway Bibong IC. Once the KTX Eocheon Station (planned) opens, travel across the country will become easier. Nearby in the Songsan Green City area, Shinsegae Group is collaborating with Paramount to develop Hwaseong International Theme Park (planned), which is expected to bring benefits.

The expected move-in date is October 2027.
