Remodeling of Munjeong Sijeong Apartment to Create 1,440 Units
Building Height Eased to 15-19 Stories by Architectural Committee

Munjeong Sijeong Apartment, located near Gaerong Station and Geoyeo Station on Subway Line 5 in Songpa-gu, will be transformed into a complex with 1,440 units through a remodeling project.

The Seoul Metropolitan Government announced on January 23 that the first Urban and Architectural Joint Committee was held the previous day to review and approve, with modifications and as originally proposed, the designation and planning (draft) for the district unit plan area of Munjeong Sijeong Apartment at 145 Munjeong-dong, Songpa-gu and one other lot, as well as the landscape plan (draft).


The committee provided consultation on the district unit plan and conducted a landscape review to facilitate the remodeling of this multi-family housing complex, which was completed 35 years ago. Munjeong Sijeong Apartment was selected in 2018 as the first Seoul-style remodeling complex and passed the first safety inspection in 2020.


Munjeong Sijeong Apartment was originally built in 1988 to accommodate athletes during the Seoul Paralympics. The complex consists of 1,316 units in buildings ranging from 1 to 14 stories above ground (36.7 meters), with a floor area ratio of 215.73%.


After remodeling, the number of units will increase to 1,440, and the floor area ratio will rise to 322.27%. During the committee review, the building height was relaxed to a minimum of 4 stories and a maximum of 15 to 19 stories (54.95 meters). The final decisions on the floor area ratio and maximum number of stories will be made through a future review by the Architectural Committee.


The site is located between Gaerong Station and Geoyeo Station on Subway Line 5 and is also adjacent to Jangji Park.


The city stated, "With the committee's consultation and review completed, the remodeling project will proceed in earnest once the business plan is approved following an architectural review."
