Terrace Garden Houses and Three-Story Penthouses Proposed
Two- and Three-Sided Open Layouts Maximizing Views of the Han River and Namsan
Master Bedroom Balcony Expansion for Units Over 59㎡
Distinctive Features Include Top-Grade Seismic Design and First-Class Noise Insulation

Samsung C&T will maximize the view of the Han River in Hannam District 4 and introduce customized specialized floor plans for union members, including terrace houses. More than half of the units will be medium to large types, including the popular standard size, and residential technologies such as flexible spaces, top-grade seismic resistance, and first-class inter-floor noise insulation will be fully utilized.

On the 10th, Samsung C&T’s construction division announced plans to apply innovative designs tailored to union members that leverage the location advantages of views of the Han River, Namsan, and Yongsan Park in Hannam District 4.

Samsung C&T proposed various types of terrace-style floor plans in Hannam District 4, including terrace garden houses where residents can enjoy the landscaping within the complex like a front yard, double terrace houses with cinematic views through 12 windows, and triplex penthouses spanning three floors.

They plan to offer 339 units with two-sided open views and 781 units with three-sided open views, maximizing views of the Han River, Namsan, and Yongsan Park. For units larger than 59㎡, the master bedroom balcony will be additionally expanded to improve space efficiency.

A large number of large-sized units have been allocated for the union members of Hannam District 4. Samsung C&T designed 784 units with an exclusive area of 107㎡ or more, which is 83 units more than the original plan (701 units) designed by the union. Including the popular standard size of 84㎡, medium to large units account for 1,341 units (57%) out of a total of 2,360 units.

Among the medium to large types, 83% will apply specialized slab-type floor plans mainly featuring cross ventilation and three-sided openings. The plan is to provide a comfortable living environment with excellent views, ventilation, and lighting by arranging units facing south.

A furniture wall, where the unit itself becomes a wall, will be installed to allow free movement of partitions, creating a flexible structure. Residents can freely customize the space according to their lifestyle and household composition.

Additionally, a top-grade seismic design suitable for a landmark complex will be applied to create a safe living space against natural disasters such as earthquakes. Under current building codes, seismic grades are divided into special, grade 1, and grade 2, with the special grade reinforcing steel bars 10-20% stronger than grade 1.

Structural experts will be stationed during the construction period, and periodic monitoring such as thawing and flood inspections will be conducted for 10 years after move-in to support the necessary technologies for complex maintenance.

Furthermore, first-class inter-floor noise insulation technology that meets the latest standards will be applied. Samsung C&T uniquely possesses inter-floor noise insulation technology applicable to both wet and dry construction methods for building floors, using specially developed cushioning materials and mortar.

Samsung C&T plans to design the concrete floor slab in Hannam District 4 to be 250mm thick, 40mm thicker than the minimum performance standard of 210mm, to minimize noise transmitted from upper floors. They will stack 50mm of high-mass mortar, which is advantageous for noise reduction, and 70mm of high-elasticity cushioning material that absorbs vibrations, applying a total floor thickness of 370mm.

Samsung C&T stated, "By applying customized specialized floor plans for union members and fully utilizing advanced residential technologies, we will complete Hannam District 4 as the safest and highest quality residential space."

Samsung C&T is competing with Hyundai Engineering & Construction to secure the construction rights for the Hannam District 4 redevelopment project. Samsung C&T proposed the complex name ‘Raemian Glowhills Hannam.’ The contractor selection general meeting will be held on the 18th.
