The “Gangbuk Grand Renovation Project,” which Seoul City is promoting with the goal of balanced development in the Gangbuk area, has begun to show tangible results. This project is designed to transform Gangbuk into a complex city where jobs and culture coexist.


Among these efforts, the Gwangwoon University Station Area Development Project is drawing attention as a symbolic initiative that effectively marks the start of the Gangbuk Grand Renovation. This area is expected to establish itself as a key economic hub in Gangbuk through not only residential complexes but also the relocation of HDC Hyundai Development Company’s headquarters, expansion of large-scale living and commercial infrastructure, and various transportation network improvements.


The Gwangwoon University Station Area Development is a large-scale mixed-use development project covering approximately 156,581㎡ in Wolgye-dong, Nowon-gu, Seoul. It is planned to be developed as a space where residential, office, commercial, and cultural facilities are harmoniously integrated. According to the development plan, a landmark building up to 49 stories high will be constructed, including a hotel, office facilities, and retail spaces.


In particular, the relocation of HDC Hyundai Development Company’s headquarters to the Gwangwoon University Station Area is expected to create about 1,800 jobs, playing an important role in revitalizing the Gangbuk economy.


“Seoul One I’Park,” which will serve as the core residential complex of the Gwangwoon University Station Area development, is a large-scale residential complex supplied by HDC Hyundai Development Company. It consists of a total of 3,032 households, of which 1,856 units will be available for general sale. The complex comprises six buildings ranging from four basement floors to 47 above-ground floors, offering a variety of unit sizes from 59㎡ to 244㎡ to broaden the choices for actual residents. The unit types by exclusive area include △59㎡, △72·74㎡, △84㎡, △91㎡, △105㎡, △112㎡, △120㎡, and △143~244㎡ P, totaling 32 housing types.


Seoul One I’Park is planned to be developed as a “compact city” where residential, commercial, cultural, and office spaces are densely integrated. Wellness residences, shopping malls, street malls, global hotels, and prime offices will be established, creating an efficient urban structure where all daily life functions can be met within the complex.


This apartment complex is located in the Gwangwoon University Station Area, offering excellent public transportation conditions. It will become a triple-station area with connections to Seoul Metropolitan Subway Line 1, the Gyeongchun Line, and the future GTX-C Line (planned). Additionally, nearby Seokgye Station (Line 6) and Gongneung Station (Line 7) provide outstanding accessibility not only to Seoul but also to major cities in the metropolitan area.


Educational conditions are also excellent. The complex is adjacent to the Junggye-dong academy district, known as the top private education area in Nowon-gu, providing a well-established educational infrastructure. It is also close to Seorabeol High School, a traditional prestigious high school in Gangbuk, offering high satisfaction to parents and actual residents.


Convenience facilities are abundant as well. Nearby are E-Mart Traders, Gongneung Library, Wolgye Library, and Wolgye 1-dong Community Service Center, allowing residents to enjoy various conveniences.


As such, the Gwangwoon University Station Area development is expected to evolve beyond simple physical redevelopment into a complex residential and office district that naturally blends with the existing old downtown.


Seoul One I’Park, born alongside the Gwangwoon University Station Area development, is set to establish itself as a compact city where transportation, education, and living infrastructure are well balanced. These advantages will provide high value not only to residents but also to investors, leading the new residential culture in Nowon-gu and likely becoming a representative city. Consequently, Seoul One I’Park is expected to become the flagship apartment complex of Nowon-gu.


The non-priority subscription for the highly anticipated “Seoul One I’Park” is being conducted through the official Seoul One I’Park website, where applications can be submitted without using a subscription savings account, only requiring identity verification. Remaining units will be supplied through the non-priority subscription on Wednesday, January 8, with the announcement of winners on Thursday, January 9, and contract signing scheduled for Friday, January 10, through Saturday, January 11.
