Located in the AA28 block area of Geomdan New Town in Incheon, ‘Geomdan New Town Prugio The Park’ is scheduled to conduct a non-priority subscription for some remaining units on the 17th (Tuesday) via the 청약홈 (Subscription Home) platform.
The non-priority subscription allows anyone aged 19 or older residing in Korea as of the announcement date, or a minor household head, to apply without a subscription savings account. Subscription savings account membership, re-winning restrictions, and home ownership status do not affect eligibility, and no separate application deposit is required. Additionally, winners are not subject to re-winning restrictions after selection.
‘Geomdan New Town Prugio The Park’ will be built with 13 buildings ranging from 5 basement floors to 20 above-ground floors, totaling 919 households, with exclusive areas ranging from 84 to 99㎡. The winner announcement is scheduled for January 3rd (Friday), and document submission and contract signing will take place on January 4th (Saturday).
Recently, among buyers, there is a growing perception that “the current prices are the cheapest” due to soaring pre-sale prices. According to KB Real Estate, when converting the average apartment sale price per square meter to 3.3㎡, the sale price in Seo-gu, Incheon, as of November this year, recorded 17.84 million KRW, which is 8.3% higher than the same month last year (16.48 million KRW). The pre-sale price of new complexes is set higher than the average sale price of Incheon overall (16.82 million KRW), attracting more attention. This complex is subject to the pre-sale price ceiling system, so future capital gains are also expected.
Furthermore, from three years after the initial occupant selection date (winner announcement date) until move-in, resale of pre-sale rights is allowed. For Geomdan New Town Prugio The Park, resale will be possible after November 21, 2027, which is three years after the winner announcement date (November 20, 2024). The complex’s scheduled move-in date is December 2027, with a typical designated move-in period of 60 days (planned). Resale before move-in can reduce acquisition tax and has no residency obligation, thus no balance payment burden.
The complex offers abundant living infrastructure. It is within walking distance to Wanjeong Station on Incheon Subway Line 2. Within a 1km radius of the complex are Majon Middle School and Geomdan High School, and notably, Majon Elementary School is located within 500m, allowing for walking school commutes. Considering the complex’s scheduled move-in in December 2027, residents are expected to be able to use this line after moving in.
