300 New Units, 1,008 Resupply Units

First Priority Subscription Applications Start January 14 Next Year

Seoul Housing and Communities Corporation (SH) is recruiting tenants for 1,308 long-term lease housing units, including Maple Ja-i in Seocho-gu and Cheonggye SK View in Seongdong-gu.

On the 26th, SH announced that it will recruit tenants for long-term lease housing in six newly supplied complexes such as Maple Ja-i, Cheonggye SK View, and Cheonwang Station Moa Elga Treview, as well as six re-supply complexes (districts) including Gangil District and Magok District. The recruitment announcement will be posted on the SH website.


Long-term lease housing, known as 'SHift,' was first introduced by Mayor Oh Se-hoon in 2007 and is a public rental housing in Seoul that allows residents to live for up to 20 years without worrying about moving.


The new supply targets include 97 units in Maple Ja-i (43·49㎡) in Seocho-gu, 85 units in Cheonwang Station Moa Elga Treview (44) in Guro-gu, and 53 units in Cheonggye SK View (44·59㎡) in Seongdong-gu, totaling 300 units across six complexes.


The re-supply targets include 678 units of SH construction type in Gangil District and Magok District, 242 units of Seoul city purchase type such as Ramian Grayton in Gangnam-gu and Olympic Park Foreon in Gangdong-gu for uncontracted units, and 88 units in Seoul REITs No. 3, totaling 1,008 units across 60 complexes (districts), including reserve tenants.


Eligibility requires applicants to be adults residing in Seoul as of the recruitment announcement date, members of a household without homeownership, meeting income criteria by housing area (urban worker average monthly income at 100%, 120%, or 150% or less), and meeting ownership standards for real estate (less than 215.5 million KRW) and automobiles (less than 37.08 million KRW).


For general supply eligibility, for housing under 85㎡ exclusive area, ranking is determined by income conditions, residence, and the number of subscription savings accounts according to the application area. For housing over 85㎡, subscription ranking is determined by the amount deposited and the subscription period of the comprehensive subscription savings. When applying for 'housing for the residentially vulnerable' within the general supply, additional qualifications such as elderly or disabled status must be met.


Priority supply eligibility includes elderly, disabled, caregivers of elderly parents, households with two or more children, and national merit recipients. Applicants who fail in the priority supply will be automatically converted to general supply applicants for the same complex and area.


Applications are accepted online and in person, with the application periods as follows: △1st priority on January 14 and 15 next year △2nd priority on January 20 △3rd and 4th priority on January 22. Applicants must apply on the date corresponding to their priority. If the number of applicants exceeds 200% of the supply units (300% for new complexes), applications for lower priorities will not be accepted.


Document screening candidates and winners will be announced on February 19 and June 12, 2025, respectively. Move-in is possible from July 8, 2025. Move-in dates for new supply complexes may vary depending on the completion schedule. Site maps, floor plans, supply units by complex, and online application methods can be found on the SH website.


SH stated, "Long-term lease housing is rental housing supplied through lease contracts under Article 2, Paragraph 1, Item 4 of the Enforcement Decree of the Public Housing Special Act. Currently, there are no plans for any special sales or disposals. Please be cautious of false rumors related to this and avoid any damages."
