The Hanyang Apartment in Yeouido, Yeongdeungpo-gu, Seoul is accelerating its reconstruction after passing integrated reviews in five areas: architecture, landscape, transportation, education, and environment.

On the 23rd, Seoul City held the 9th Integrated Maintenance Project Review Committee and announced on the 24th that it had conducted integrated reviews of four proposals, including the 'Yeouido Hanyang Reconstruction Project,' and approved each of them.


Yeouido Hanyang is the first among major reconstruction complexes in Seoul to complete the integrated review committee process through the rapid integrated planning method. Rapid integrated planning and the integrated review committee are systems established by Seoul City to speed up redevelopment and reconstruction projects. This time, Yeouido Hanyang completed the review by integrating five areas at once: architecture, landscape, education, education, and environment.


Yeouido Hanyang will be reborn as a complex residential area consisting of a 5-story underground to 56-story above-ground apartment, officetel, office facilities, neighborhood living facilities, and public offices. In particular, it is planned to become a mixed residential complex of residential, commercial, and office facilities that can support financial facilities to suit the financial center. It was planned as a mixed urban residential complex for living and jobs, taking into account the surrounding commercial buildings and the Yeouido skyline as much as possible.


The integrated review ordered improvements regarding the structure and landscape due to the construction of high-rise apartments.


At this meeting, three proposals were approved together.


First, the redevelopment of Dokbawi Station area in Eunpyeong-gu will be transformed into a maximum of 20 floors with a total of 1,478 households (277 long-term rental housing units and 139 rental housing units) through this review. It is adjacent to Dokbawi Station on Line 6, offering excellent public transportation accessibility, and has excellent location conditions such as natural scenery. In addition to apartment complexes, public offices and a multicultural museum will also be built. A public pedestrian passage connecting the small park on the east side of the site and Bulgwang Neighborhood Park on the west side is also planned. Furthermore, the main building plan was established by actively utilizing the highland terrain with a south-low, north-high shape. The integrated review resolved to supplement movement and evacuation routes considering the hilly terrain.


The urban maintenance-type redevelopment project for Daeseonjeobun 1 District 5 Zone in Yeongdeungpo-gu also passed together. Located at 8-2 Daero, Mullae 3-ga, Yeongdeungpo-gu, near Yeongdeungpo Station and between Sindorim and Mullae Stations, the site near Daeseonjeobun has old factories and warehouse facilities along Gyeongin-ro. Considering the location characteristics, the city decided to build office facilities capable of fostering new industries and creating jobs, with a scale from 5 basement floors to 24 above-ground floors.


The open space on the first floor is connected to open green spaces, and on the fourth floor, outdoor spaces with views of Daeseonjeobun and neighborhood living facilities will be arranged, with dedicated elevators installed. Part of the northern cultural park will be donated to create a cultural theme park reflecting the modern history of the Daeseonjeobun site. The integrated review additionally requested improvements to the public convenience of the open green space and low-rise open spaces.


In Jung-gu, between Seoul Station and Namsan, office and neighborhood living facilities with 9 basement floors to 34 above-ground floors will be built in Yangdong Station 8-1 and 6 Districts. The top floor will be open, and green spaces linked with nearby Yangdong Station 4-2 and 7 Districts will be created to complete a green and pedestrian axis connecting Toegye-ro and Namsan. The integrated review suggested supplementing the design plan of the publicly accessible space in connection with the open green space.


Han Byung-yong, Director of the Housing Office of Seoul City, said, "This integrated review of maintenance projects is a case that showed the results of supporting rapid maintenance project promotion and will contribute to expanding housing supply and strengthening urban competitiveness." He added, "Through the integrated review, which Seoul City has been leading since the first half of this year, we will firmly achieve residential stability for citizens by linking it to rapid administrative support and regulatory improvements."
