Kim Je-kyung, director of Toomi Real Estate Consulting and an expert in redevelopment and reconstruction projects, published a new book titled "Real Estate Investment Principles That Beat the Market" on the 24th.
Director Kim completed his Ph.D. coursework in Urban Regeneration at Konkuk University Graduate School and holds seven financial certifications, including licensed real estate agent, asset manager, and investment asset manager.
In the book, Director Kim addresses the impending supply cliff in the real estate market, the surge in jeonse prices, and government policies. Through this, he introduces the trends in the real estate market and explains investment methods for new apartments and redevelopment and reconstruction projects.
The book covers how to distinguish newly built apartments with guaranteed future value, basic principles for selecting promising redevelopment and reconstruction projects, and analysis of undervalued locations.
Chapter 1, "The Illusion That the Era of Real Estate Investment Is Over," predicts that polarization in the Seoul real estate market will intensify.
Chapter 2, "There Are Specific Newly Built Apartments with Guaranteed Future Value," discusses the reasons prices are rising mainly in newly built complexes in Seoul and how to identify newly built complexes with investment value.
Chapter 3, "Select Redevelopment and Reconstruction Projects with High Potential," presents investment methods such as how to assess the feasibility of maintenance projects, calculate contribution fees, and prepare for risks of project cancellation.
Chapter 4, "Understanding Policies to See Real Estate Clearly," explains real estate policies and points out what prospective buyers should pay attention to.
Chapter 5, "Investment Mindset and Location Analysis to Keep in Mind," proposes principles for judging location value and also covers examples of classification of apartment zones in Seoul.
