'The Sharp Dunchon Foret' Reborn in October through Remodeling
First in Korea to Expand with 3 Separate Buildings...Optimized Floor Plans
'Gaepo The Sharp Tree' Remodeling Enhances Safety and Completeness
'The Sharp Dunchon Foret,' which recorded a highest first-priority subscription competition rate of 155 to 1 and an average of 93 to 1 in the general sale of 74 households this March, is one of the representative complexes remodeled by POSCO E&C.
Located at 30-4 Dunchon-dong, Gangdong-gu, Seoul, this complex is a remodeled version of the Dunchon Hyundai 1st Apartment, originally completed in 1984, and was newly reborn last October. It is the second remodeling complex completed by POSCO E&C since the remodeling-related law revision in 2014.
Before remodeling, The Sharp Dunchon Foret consisted of five buildings with 14 floors above ground and 498 households, without an underground parking lot. Through remodeling, POSCO E&C newly constructed two underground parking floors and, for the first time among domestic remodeling complexes, added three separate buildings. As a result, the complex increased to 572 households.
The remodeling provided residents with a new living environment. The ground area previously used as a parking lot was transformed into a landscaped space. The newly added underground parking increased the number of parking spaces from 368 to 703, nearly doubling the capacity. The community facilities now include an indoor golf practice range, fitness club, GX room, small library, book caf?, and kids’ room. The landscaping specialization also enhances comfort. A lawn plaza was created within the complex, and landscaped areas include a children's playground, pet garden, palm garden, and resident exercise facilities. A walking trail circling the entire complex allows residents to enjoy leisure and relaxation.
The union members’ households uniformly expanded from exclusive areas of 84㎡ to 93㎡ and 95㎡. Pantries, dressing rooms, and alpha rooms were added, and a design placing pipes and ducts outside the dropped ceiling was applied to secure higher ceiling heights. The 74 general sale households built through the separate building extension offer optimized floor plans through remodeling, featuring exclusive areas of 84㎡ and 112㎡ with a 4-bay, double-sided open design.
Also, 'Gaepo The Sharp Tree,' remodeled by POSCO E&C before The Sharp Dunchon Foret, is known as a complex that confirms the safety and completeness of remodeling complexes. Typically, during remodeling, underground parking construction involves first creating pillars and retaining walls underground to establish the foundation, then constructing from top to bottom (reverse drilling method), which is considered safer than the method used in new construction.
This complex originated from Gaepo Woosung 9 Complex in Gaepo-dong, Gangnam-gu. The existing floor area ratio was 249.33%, higher than nearby Gaepo Woosung 3rd (179%) and Gyeongnam Apartment (174%), leading to the choice of remodeling. The number of households was maintained at 232, but three underground floors were added, and a pilotis was applied on the first floor above ground. The exclusive area increased from 77㎡ to 107㎡, and the number of parking spaces rose from 122 to 305.
POSCO E&C emphasized that it is creating new achievements in the remodeling field as the first domestic construction company for vertical remodeling extensions, ranked first in remodeling order performance, and first in the number of completed and ongoing sites. This year, it is leading the remodeling business with orders worth 1.3 trillion KRW.
