Supply to Bundang, Pyeongchon, Sanbon... Used for relocation then public sale
Minister of Land: "Sufficient total housing to accommodate relocation households from 1st generation new towns"
Embargo until 3 PM on the 22nd Sangwoo Park, Minister of Land, Infrastructure and Transport, is answering reporters' questions after announcing the plan to select the leading districts among the first-generation new towns (Bundang, Ilsan, Pyeongchon, Sanbon, Jungdong) at the Government Seoul Office in Jongno-gu, Seoul on the 22nd. The briefing was attended by the First Deputy Governor of Gyeonggi Province, the mayors of Goyang, Seongnam, Anyang, Bucheon, Gunpo, and the president of LH. Photo by Yongjun Cho jun21@
The government will supply 7,700 units of 'residential relocation support housing' (hereinafter referred to as relocation housing) on idle land in Bundang, Pyeongchon, and Sanbon to support the reconstruction of the first-generation new towns. The method involves utilizing apartments built by Korea Land and Housing Corporation (LH) for relocation purposes, then remodeling them for public sale.
On the 18th, Park Sang-woo, Minister of Land, Infrastructure and Transport, explained at a meeting with reporters covering the Ministry of Land, "It has been confirmed that the total housing supply to accommodate relocating households by living zone in the first-generation new towns is sufficient," adding, "When we consulted with local governments about redevelopment projects and permitted volumes within areas where residents of Bundang can move, the total new housing supply exceeded the relocation demand."
The relocation housing will be supplied in Bundang, Pyeongchon, and Sanbon, with a total of 7,700 units planned on idle land within or near the first-generation new towns. The Ministry of Land, Infrastructure and Transport judged that there is no need to build separate relocation housing in Ilsan and Jungdong, as there is ample housing supply in the surrounding areas. The Ministry expects that once new houses start being built on idle land from next year, reconstruction in the pilot districts will proceed, allowing relocating residents to move in when relocation begins.
Gyeonggi Province has designated the area around Yatap-dong, Bundang-gu, Seongnam, which is the site of a public health center (0.03㎢), as a land transaction permission zone from the 23rd of this month until December 22, 2026, for two years to supply relocation support housing. If reconstruction in the pilot districts proceeds normally, the increased supply will accommodate the second and third phases of relocation demand. This means that separate relocation measures will not be necessary from the second reconstruction district onward.
Regarding concerns that the momentum for first-generation new town reconstruction might weaken since it was a campaign pledge of President Yoon Suk-yeol, Minister Park responded, "We will proceed with the pilot district reconstruction as planned," adding, "The reconstruction of the first-generation new towns was a campaign pledge of both ruling and opposition parties, and the law was passed with bipartisan agreement during the general election."
The number of units selected for pilot districts by local governments is 10,948 units in Bundang, 8,912 units in Ilsan, 5,460 units in Pyeongchon, 5,959 units in Jungdong, and 4,629 units in Sanbon, totaling 35,897 units. Including two separately selected districts, the total is 37,266 units. The Ministry of Land, Infrastructure and Transport aims for 'construction start in 2027 and move-in by 2030' for the first-generation new town pilot districts.
