"Deokso Station Raon Private Riverforet" is attracting attention as the first apartment to be sold in the core area of Deokso New Town. Deokso New Town is divided into nine districts and will develop into a residential complex of approximately 8,500 households. The most central part of Deokso New Town consists of five districts located north of Deokso Station on the Gyeongui-Jungang Line and KTX, including "Deokso Station Raon Private Riverforet."
Deokso New Town plans to include a large-scale residential complex along with various lifestyle convenience facilities. Through this mini new town-level development, the aging area is expected to transform into a leading emerging residential area in the metropolitan region. In particular, this area is close to Seoul’s Gangdong-gu, Songpa-gu, and Gwangjin-gu, earning it the reputation of being part of the so-called "Ultra-Seoul Zone." Additionally, large-scale development projects such as the Yangjeong Station area urban development zone and Wangsuk 2 District are underway nearby, which is expected to further improve the residential environment.
The excellent transportation environment is also noteworthy. "Deokso Station Raon Private Riverforet" is a station-area apartment located about a 5-minute walk from Deokso Station, served by the Gyeongui-Jungang Line and KTX. Plans are underway for GTX-E and F lines at Deokso Station. According to the "Three Major Innovation Strategies in the Transportation Sector" announced by the Ministry of Land, Infrastructure and Transport on January 25 this year, the F line will be directly connected to the D line, enabling direct travel from Deokso Station to Gangnam without transfers.
Transportation by car is also convenient. "Deokso Station Raon Private Riverforet" is considered the area in Deokso New Town with the best accessibility to Seoul, as Deokso-Sampae IC is located nearby. Deokso-Sampae IC provides quick access to Seoul-Yangyang Expressway, Seoul Ring Expressway, Northern Arterial Road, and Olympic-daero, allowing arrival at Gangdong-gu and Jamsil in Seoul within about 20 minutes. These advantages are expected to increase the residential value as an apartment enjoying Seoul living rights.
The fact that it is within the Han River living zone also draws attention. "Deokso Station Raon Private Riverforet" is an apartment within walking distance of Han River Park Sampae District and Namyangju Han River Riverside Citizen Park, making it part of the Han River living zone. Consequently, some units will enjoy views of the Han River. Nearby are also Deokso Retention Pond Ecological Park and Wolmuncheon Stream, and a children's park of approximately 600 pyeong will be created within the complex, promising a nature-friendly residential environment. The park includes a bicycle path along the Han River, a baseball field, and a futsal field, providing an environment suitable for various leisure activities.
It is also equipped with diverse living infrastructure. To the south, a commercial area is within walking distance, promising high residential convenience. Additionally, lifestyle convenience facilities such as Lotte Mart, the Administrative Welfare Center, and Wabu Sports and Culture Center are available. Access to Misagangbyeon City via Misadaegyo Bridge is also easy, allowing residents to enjoy the lifestyle infrastructure of Misagangbyeon City, including Shinsegae Department Store and Starfield Hanam.
The excellent educational environment is also notable. First, "Deokso Station Raon Private Riverforet" is located right next to Deokso Elementary School, with Wabu Middle School and Yebong Middle School also within walking distance. Nearby are Wabu High School and Deokso High School, regarded as prestigious schools in Namyangju. Especially, since Wabu-eup, where this complex is located, belongs to the township high school district, applicants can apply for the special rural area admission track for university entrance, which is expected to generate strong housing demand mainly from parents.
Residential specialization features also stand out. "Deokso Station Raon Private Riverforet" plans to provide ample and spacious parking spaces, allowing 1.77 cars per household.
The model house for "Deokso Station Raon Private Riverforet" is located in Inchang-dong, Guri-si, Gyeonggi Province, and the complex is scheduled for occupancy in March 2028.
